Realty Masters, The One Warm Coat Organization, and the EscaRosa Coalition on the Homeless would like to thank all those who helped our coat drive to be so successful. Together we collected more than two hundred and twenty coats to give out to those in need of warm clothing this winter. Becky Jones, a property manager at Realty Masters, brought in eighty coats with the help of her friends, family, and church members. Many caring tenants of Realty Masters also donated coats, as well as local vendors and contractors such as Mark Laughlin, owner of Floor World, and concerned citizens that were in search of a way to give back to the community, and for that we thank you! The Realty Masters blog was a great help in spreading the word about our coat drive, and a big thanks is owed to Nicole St. Aubin, Marketing Director at Realty Masters, for her diligent and tireless work on keeping our blog and web site updated, helping to keep Realty Masters the number one property management company in Pensacola.   • Pay special attention to the landscaping and keep the grass cut and trimmed while your house is for sale. If you are selling during the summer months, extra watering may be needed to keep the lawn in tip top shape.
  • Give your yard a manicured look. It will really pay off to spend a few dollars to have the plants neatly trimmed, the planting beds weeded, and fresh mulch put down. A great touch is to put brightly colored flowers near the front of the house. You might even want to add a couple of pots of flowers at or near the front door well give it an extra touch. Be sure to pick plants that don't need daily watering.
  •  All your windows should be sparkling clean on the exterior as well as the interior.
  •  Take a good look at your front door. Does it need a fresh coat of paint or maybe just a good cleaning?
  • Spend a few dollars and replace your old mailbox and add some attractive house numbers. These simple things will give your house a polished look.
Make sure your deck or patio in the back yard is neat and inviting. You want your buyers to be able to imagine entertaining or just relaxing in this space at the end of the day. A power washer can be rented for about $40-$50 dollars if heavy duty cleaning is needed. Go ahead and power-wash any siding on your house at the same time.
  •  Store all of garden equipment and trash containers out of sight.
  • Look at the interior of the house through "buyer's eyes"
  • Have a professional do a thorough house cleaning when the house is finished paying special attention to the kitchen and the bathrooms. Remember these are the rooms that sell houses!
  • Make sure all floors have been cleaned and are in good condition. This also applies to any carpet that hasn't been replaced.
  • Give the house the "sniff test". Does it smell good?
  • Buyers don't want to have to paint before moving in, so be sure the house is painted in neutral colors. Painting the trim a crisp white makes the home look modern and inviting.
  • Home staging always pays big dividends! Consider doing some simple home staging so that prospective buyers can imagine what the home will look like with furniture in it.
  • Does the basement have a "musty" smell? Figure out what the problem is and correct it.
  • Does everything in the house function properly? Make sure all the light bulbs are working, and all of the cabinet handles and doorknobs are securely attached. Walk through the house and give it the same scrutiny that a buyer will, double checking the smallest details in the home.
  • Be sure to change the furnace filter. If the furnace hasn't been replaced during the rehab, have it professionally cleaned and inspected.

Most people have lots of things to save for but not always enough discretionary income after the family essentials have been met.

A relatively small investment in a rental home can control a good home that will easily rent, generate positive cash flows and pay for itself. The borrowed funds create leverage that earn a return on the total value of the home and not just the amount of cash you have invested.

The strategy is simple. Find a slightly below average priced home that will rent well. It will appeal to a larger group of people while it's rented and when it's ready to be sold.
Rent the home and maintain its condition over the years. As the loan amortizes and the value increases, the equity will grow.

When your student is ready to start college, you'll actually have several options.
  • You can sell the property; pay the tax on the gain at the reduced capital gains rate and fund the education.
  • Another option would be to refinance and take the proceeds to pay for the tuition. This would allow you to continue to own the asset but would free your equity and under current tax laws is a non-taxable event.

Moving? Here's how to avoid long holiday lines at the Post Office.

To ensure your moving process goes smoothly, you should properly submit your change of address form with USPS, the United States Postal Service.

How to change your address with the United States Postal Service~
There are a few ways to complete a temporary or permanent change of address:

1. Online at their website using this link.
Please note, the USPS requires a valid email address and a credit card to complete this process online. There is a $1.00 verification charge for this process.

2. File your change of address form using the telephone. Call 1-800-275-8777 to change your address. There is a $1.00 verification charge for this process as well.

3. By visiting your local post office branch and completing a valid change of address form- PS Form 3575. There is no charge for this service at your post office. There are over 2 dozen post offices in Escambia and Santa Rosa Counties. To find the Pensacola area post office most convenient for you, use this link.

Better yet- Save yourself a step and print the necessary form here. Once completed and signed, you can hand this to your mail carrier or drop it in any USPS box!

Remember- The USPS suggests that you put in your change of address 2 weeks prior to moving.

Every year, our boss Pam Keen Brantley takes the senior staff members on a short vacation to celebrate our success in Pensacola area real estate and property management throughout the year.

This year, six of our senior staff members celebrated with a Carnival Cruise to Key West & Bahamas leaving from Jacksonville, Florida.

With two days in port, we made the best of the trip with a 2 hour bike tour in Key West and a paddleboarding and snorkeling excursion in the Bahamas.

While we had a ton of fun visiting our neighbors to the south, we can't help but notice how beautiful our hometown of Pensacola Beach compares to these popular cruise destinations.

It's true that the beautiful white beaches of the Florida Panhandle and the Florida Gulf Coast are some of the most beautiful in the world!

We are so thankful to live, every day, in paradise! We are even more thankful to work for a company that allows us to spend this valuable time together.

FHA Financing to Cost Borrowers More!

FHA has announced a major change to its loan program which allows borrowers to cancel the mortgage insurance premium (MIP) when their unpaid balance reaches 78% of the original purchase price. While no specific date has been set for the change, sometime in 2013, new FHA loans will require the mortgage insurance for the life of the loan.

At existing rates, the monthly MIP on a $168,875 mortgage is $178.99 per month. Under the current rule with normal amortization, the MIP would no longer be required in 9 years and 9 months. However, under the new rule, it would last for the entire 30 year term.

They also announced that the annual MIP will also be increased from 1.25% to 1.35% at some point in the near future. HUD, the parent agency for FHA, is making the changes to restore the capital reserves of the program that are needed to fund failed loans.

People that can close a FHA loan before the change takes place will fall under the old rules for canceling MIP and the lower rates. Since no date was announced, it is not known exactly when the changes will take effect.

While this information will probably not make the evening news, it will have a big impact on borrowers planning to use an FHA loan. Please pass it on to anyone you know who might be considering purchasing or refinancing with a FHA loan.

Dripping Dollars

Conserving water to be green while lowering your monthly bill to save green is a beneficial combination. Little things can contribute significantly to a large water bill.

  • Leaky faucets can waste over 1,000 gallons a year
  • Leaky toilets can waste 7,000 gallons a month
  • A five-minute shower saves more water than a tub bath
  • Water running while you brush your teeth or shave
  • Sprinkler heads need to be adjusted to spray on the yard only
  • Install a rain sensor on sprinkler system
  • Pool equipment can be a hidden source of wasted water
A larger than normal water bill can be your first indication you have a leak. Then, you'll need to track it down.
  1. Turn off all the water faucets and appliances; don't forget the ice maker.
  2. Open the water meter, usually located near the sidewalk in the front of the house. You may need a water key that can be purchased from a home improvement store or possibly borrowed from a neighbor.
  3. Locate the dial indicating water usage. It should not be moving since all of the water is off. If it is still moving, verify that you have turned off anything that might be using water.
  4. If it appears to be still, make a mark with a Sharpie and wait 15 minutes. If the flow indicator has moved, you probably have a leak.
  5. Now that you've confirmed that you have a leak, you may need help in locating it. A plumber or leak specialist may be able to help you track it down and repair it.

Fort Pickens is located on Pensacola Beach, FL and is the largest of four forts constructed to protect Pensacola Bay. Completed in 1834, this historic landmark was restored by the National Park Service in 1976. 

Fort Pickens is open to the public as part of the Gulf Islands National Seashore. Fort Pickens is open daily from 8 am to sunset. Daily admission charges are $8 per vehicle. You can also purchase an annual pass to Gulf Islands National Park Service which allows for entrance into Fort Pickens and Johnsons Beach in Perdido Key, FL.

Explore the main Fort and the ten concrete gun batteries that surround the Fort Pickens park area.  Soak up the sun and some history by taking a ranger guided tour at 2pm daily.  You can also choose a self guided tour and explore the park at your leisure.

    What's the Point?

    What you need to know about Points & Tax Deductions when buying and refinancing your home!

    Pre-paid interest, sometimes called "points", is generally tax deductible when a person pays them in connection with buying, building or improving their principal residence. When points are paid on a refinance, they are not a current deduction but have to be taken pro-rata over the life of the mortgage.

    For instance, if $3,000 in points were paid on refinancing a 30 year mortgage, deduction of $100 per year is allowed. When the loan is paid off or replaced by refinancing again or the home is sold and the mortgage paid off from the proceeds, the balance of any un-deducted points may be taken in that tax year.

    Your tax professional needs to be made aware of any of these situations so that he can accurately reflect the deduction in your return. Currently, the most common situation is where homeowners may be refinancing their home for the second, third or even fourth time. If there are points that have not been completely deducted, they need to be treated in the year of refinancing.

    Have you ever found yourself in a chilly situation without the proper clothes on to keep you warm? If so, you may very well know how uncomfortable it can be and how all you can think about is getting somewhere warm. It’s hard to believe that in this country (and right here in our community) there are still those, children included, without warm coats and proper winter attire to keep them warm in the winter months, but there are many who suffer silently all winter long due to financial inability to provide for themselves or their children.

    
    One Warm Coat Project! Please donate your old coats.
    I would like to spread the word about a community project that Realty Masters is participating in this winter season. We will be collecting clean warm coats and jackets to be distributed, free of charge, to local children and adults by  charitable agencies in the area. The staff of Realty Masters is asking for your support in our “One Warm Coat drive.”  You can drop off, clean and reusable, coats and jackets at our office, 4400 Bayou Blvd. #58B Monday through Friday 8:30 a.m. through 5:00 p.m. and 9:00 a.m. through 1:00 p.m., on Saturdays.
    We will provide a box outside for you to put the items in or you are welcome to come inside and say hello and give your donation to one of the staff members at the Realty Masters office. We will provide you with a charitable receipt for your taxes and a donation sticker.

    Are your colorful walls costing you money?

    Is your color costing you $$$?
    Take a good look around your house and ask yourself!

    Most of us are not HGTV design stars. More often than not, when  we try to customize and decorate our walls with bold, bright colors, the result is not what we anticipated! 
    Take for example, these patterned and sponge painted walls.
    
    
    Paint your walls neutral if you intend on renting or selling!
    Time consuming projects such as these don't always produce the intended results!
    These projects are time consuming and require a lot of money and energy to produce. While you may enjoy them, the majority of the public will not. When it's time to rent or sell your home, you need to examine the colors in your home and ask yourself a few questions:

    Do these colors appeal to the masses?
    Will ihese colors match someone elses furniture?
    Will the wall colors or patterns distract the buyer or renter?
    Will they get past the pictures and come look at your home?

    Sometimes, it's not a specific color, but a combination of colors that do not mesh well together! And some colors we love, but wouldn't want to see a whole room painted in them. Unless you have a great sense of style, we suggest staying away from any paint colors that are too bright, too dark, neon, or using a combination of too many colors.
    
    Bright neon colors do not appeal to the majority of renters or buyers!
    Bright colors do not release a calming, inviting tone that neutral paint colors tend to!


    First impressions are everything! Especially when you are trying to rent or sell your home, wall colors matter.  If your walls are personalized with bold colors, get rid of them!
    
    Neutral wall colors are more appealing
    to the general public at whole!
    Studies show that neutral colors throughout a home are preferred to brightly colored or patterned walls.  A calming neutral tone throughout your home can increase your property's value and decrease the amount of time on the market. So break out your paint brushes, find the right neutral color for you, and get to painting!

    This past weekend, thousands of Pensacola area residents crowded Seville Square in downtown Pensacola for the years most anticipated art festival:  The Great Gulfcoast Art Festival.  Residents from all over the Gulf Coast flock to downtown Pensacola to celebrate the arts. 

    The Great Gulfcoast Arts Festival features over 200 national and local artists from all over the United States! These artists not only showcase and sell their artwork, but also compete in a juried contest to win over $25,000 in prizes.

    Voting in the Pensacola area!

    When and where to vote for the 2012 election.
    Realty Masters answers your questions on voting in the Pensacola area!

    With less than 4 days until the 2012 presidential election, many Escambia and Santa Rosa County voters still have questions on voting policies and procedures. We are here to provide the information you need to ensure your vote is included!

    There are 3 Ways to Vote:
    Santa Rosa County Early Voting Locations:
    Milton Elections Office, 6495 Caroline St. (behind McDonalds on Hwy 90)
    South Service Center, 5841 Gulf Breeze Pkwy (1 block east of zoo on Hwy 98)

    Escambia County Early Voting Locations:
  • Supervisor of Elections Main Office, 213 Palafox Place, 2nd Floor
  • Supervisor of Elections Annex, 292 Muscogee Road, Cantonment
  • West Florida Public Library, 200 West Gregory Street
  • Tryon Branch Library, 1200 Langley Ave
  • Southwest Branch Library, 12248 Gulf Beach Highway

    • Absentee Vote- Must be turned in before 7pm on election day, November 6, 2012.
    • At the Polls- Vote on election day, Tuesday, November 6, 2012. Polls are open from 7 am to 7 pm.
    Where to Vote:
    To find your voting location for election day, use this free search for Escambia County and Santa Rosa County.

    To check your voters status:
    Visit the Florida Division of Elections here. Don't worry, if you are reported as inactive due to address verification, you may update your address at the polls and vote immediately on election day.

    Please remember, you do not have to have your voters registration card, but you will need a photo ID and signature verification.

    It's time again for the Pensacola Interstate Fair

    Every year in October The Pensacola Interstate Fair rolls into Pensacola bringing fun, food, and lots of exciting rides. Children can enjoy the petting zoo and then jump onto a child sized roller coaster. Mom and dad can catch a country music concert or take a stroll through one of the exhibits like the custom car show or Harley Davidson show.

    The fair is host to many other interesting exhibits including:
    • fine art exhibit
    • upscale flower show
    • a gem and minerals exhibit, and a livestock exhibit.
    Because this is an interstate event, it attracts exhibits and participants from all over the country. One interesting exhibit is the "snake woman", said to be half snake and half woman.

    The fair also hosts many live music performances. With more than 10 live acts signed up to perform this year, there is something for everybody. Some of the acts performing are Little Richard, James Wesley, Fly by Radio, and many other popular groups.

    Parking is only $5, and the fair provides many nights of inexpensive and discounted wristband deals so everyone can enjoy the excitement and thrill of a large fun-filled traveling event. The phyiscal address of the Pensacola Fairgrounds is 6655 W. Mobile Hwy., Pensacola, FL 32526.

    Not only does the fair provide fun and excitement, but it also helps support the Pensacola community in the following ways:
    • The Pensacola Interstate Fair generates over 300 jobs each year for the Pensacola economy.
    • The Pensacola Interstate Fair gives $40,000 a year in scholarships to local students and has since 1983 given over $800,000 to more than 865 students to further thieir education. 
    • The Pensacola Interstate Fair awards over $100,000 in prize money to exhibitors every year.
    • The Pensacola Interstate Fair provides an opportunity for local citizens to showcase their talents and hobbies each year.
    • The Pensacola Interstate Fair is actually a non-profit corporation run by a Board of Directors representing all walks of life and residential areas of Pensacola. 
    The Pensacola Interstate Fair is in town October 18th through October 28, 2012. Make sure to bring the family and friends and enjoy a day of sweet food, fast rides, and lots of interesting sights.
