How to Look up School Grades in Escambia & Santa Rosa Counties in FL!

Back to School is around the corner!
Here are the websites you need to research schools in the Pensacola, FL area.

The first day of school is fast approaching for local families. Both the Escambia and Santa Rosa County School districts begin the school year this Monday, August 20, 2012. 

Tax-free shopping is actually this weekend in our local area- Friday, August 3rd through Sunday, August 5th enjoy tax free savings on many back to school items.

As families prepare for this upcoming school year, we bring you some resources and websites that should answer the questions you have.

Pensacola's Running of the Bulls 2012~

Pensacola Roller Gurlz & Seville Quarter teamed up to host downtown Pensacola event.

I love finding new, exciting things happening around Pensacola. Recently, I discovered the Pensacola Roller Gurlz.  This all female roller derby team is based out of Pensacola and plays in bouts all over the Gulf Coast.

Saturday, July 21, 2012, the Pensacola Roller Gurlz hosted their annual Running of the Bulls event at Seville Quarter in Downtown Pensacola (130 E Government St., Pensacola, FL). The event took place at 9 am.

Over 100 roller derby players from the Gulf Coast Roller Derby Collective participated.  Dressed in red and black and armed with their skates and whiffle bats, roller derby girls chased participants down Government Street.
It was reported that approximately 500 Pensacola residents came out to support local female Roller Derby Teams.

This event is modeled after the New Orleans' Bull Run. While this is only the second bull run hosted in Pensacola, some of the Pensacola Roller Gurlz also participate in New Orleans event. The New Orleans event is much larger with around 5,000 participants. The Gulf Coast Roller Derby Collective hopes to grow Pensacola's event in the years to follow.

The FL Military Clause Explained~

Are you a Florida  landlord or tenant wondering what your rights are under the most recently Florida military clause? Here it is!

According to the 2012 Florida Statutes:

"83.682 Termination of rental agreement by a servicemember.
(1) Any servicemember may terminate his or her rental agreement by providing the landlord with a written notice of termination to be effective on the date stated in the notice that is at least 30 days after the landlord’s receipt of the notice if any of the following criteria are met:
  • (a) The servicemember is required, pursuant to a permanent change of station orders, to move 35 miles or more from the location of the rental premises;
  • (b) The servicemember is prematurely or involuntarily discharged or released from active duty or state active duty;
  • (c) The servicemember is released from active duty or state active duty after having leased the rental premises while on active duty or state active duty status and the rental premises is 35 miles or more from the servicemember’s home of record prior to entering active duty or state active duty;
  • (d) After entering into a rental agreement, the servicemember receives military orders requiring him or her to move into government quarters or the servicemember becomes eligible to live in and opts to move into government quarters;
  • (e) The servicemember receives temporary duty orders, temporary change of station orders, or state active duty orders to an area 35 miles or more from the location of the rental premises, provided such orders are for a period exceeding 60 days; or
  • (f) The servicemember has leased the property, but prior to taking possession of the rental premises, receives a change of orders to an area that is 35 miles or more from the location of the rental premises.
 
(2) The notice to the landlord must be accompanied by either a copy of the official military orders or a written verification signed by the servicemember’s commanding officer.
 
(3) In the event a servicemember dies during active duty, an adult member of his or her immediate family may terminate the servicemember’s rental agreement by providing the landlord with a written notice of termination to be effective on the date stated in the notice that is at least 30 days after the landlord’s receipt of the notice. The notice to the landlord must be accompanied by either a copy of the official military orders showing the servicemember was on active duty or a written verification signed by the servicemember’s commanding officer and a copy of the servicemember’s death certificate.
(4) Upon termination of a rental agreement under this section, the tenant is liable for the rent due under the rental agreement prorated to the effective date of the termination payable at such time as would have otherwise been required by the terms of the rental agreement. The tenant is not liable for any other rent or damages due to the early termination of the tenancy as provided for in this section. Notwithstanding any provision of this section to the contrary, if a tenant terminates the rental agreement pursuant to this section 14 or more days prior to occupancy, no damages or penalties of any kind will be assessable.
(5) The provisions of this section may not be waived or modified by the agreement of the parties under any circumstances.

A tip for those in flight training:
Sometimes military members are stationed at both Whiting Field NAS in Milton, FL and Naval Air Station Pensacola. While these bases are located approximately 40 miles from each other, some homes/ locations will not meet the 35 mile requirement as defined under the military clause.  If you plan on moving between bases, you need to be aware of this before securing your first rental home in our area.
And Remember: Put it in writing
Your 30 day notice is not effective until we have your:
1. Notice in writing
2. Accompained by a copy of your orders or letter from your CO

Weekend Trip: Bellingrath Gardens in Mobile, AL

If you haven't been to Mobile's Bellingrath Gardens, you are definitely missing out!

Looking for somewhere new to explore with the family? If you've never been to Bellingrath Gardens- you must go this weekend. It's definitely a  whole day trip, but one that family members of all ages will enjoy.

Bellingrath Gardens and Home is located at 12401 Bellingrath Gardens Rd, in Theodore, Alabama 326582.  The trip from Pensacola is around 80 miles, or about 1.5 hours drive.

Bellingrath gardens encompasses over 65 acres in rural Theodore, Alabama and is one of the areas largest tourist attractions. Garden enthusiasts from all over the country visit Bellingrath yearly to tour their award winning gardens. Families have been touring the gardens for almost a century- the gardens have been open to the public since 1932.

In addition to touring the gardens, you can take a guided tour through the Bellingrath Museum Home.  The home is a massive 10,500 feet with 15 rooms overlooking the Fowl River. Constructed in 1935, the home was Mr. and Mrs. Bellingraths personal residence.  The home has been well preserved with all interior fixtures and furnishings dating from the 1930's and 1940's.

For even more fun, take the River Cruise offered Wednesday through Sunday at the gardens. Alabama Cruises offer several sightseeing tours aboard different style boats. Bellingrath Gardens and Home is also famous for their lights at Christmas time. Thousands visit yearly from all over the Gulf Coast to enjoy the Magic Lights at Christmas time.

The gardens are open daily from 8 am to 5pm with hours extended until 9pm during Christmas light season. Admission is as follows:
  • River cruise, Gardens, and Home- $28.50 per adult, $18.50 per child with children under 5 free
  • Gardens & Home- $20 per adult, $10 per child with children under 5 free
  • Gardens- $12 per adult, $6.50 per child with children under 5 free

The gardens were originally purchased and developed to be a fishing camp for Mr. Bellingrath.  With over 65 acres of land, many wildlife make their home here. Common wildlife seen during a visit to Bellingrath Gardens include: various birds, butterflies, lizards, squirrels, waterfowl, duck, swan, fish, dragonflies, and more.

Average Rental Price in Pensacola, FL

Average Rental Rate in Pensacola~
Rental rates are rising and supply is diminishing in the Pensacola area!

Moving to or within Pensacola? Here are some good facts on the current state of the Pensacola Rental & Real Estate Market!

Rental inventory is low.  There are 522 homes for rent in Pensacola MLS compared to the 3,522 homes for sale! This figure includes all 1, 2, 3, 4, and 5 bedroom homes, condos, and apartments including the cities of Pensacola, Cantonment, Perdido Key, Gulf Breeze, Pace, Milton, and Pensacola Beach.
Of these 522 rental properties available, only 334 are single family homes with another 126 townhomes/ duplexes, 45 condos, and 17 mobile homes. Of those 334 single family homes, only 280 of them feature 3 or more bedrooms. And of those, only 20 feature pools. Remember, this is across two counties! 

We are seeing the most demand and increase in rental rates in 3 bedroom 2 bath homes with fenced yards and garages and have seen a huge demand in rental homes in SW Pensacola near Naval Air Station Pensacola and Northeast Pensacola near University of West Florida as well as in Gulf Breeze, Navarre, and on the beaches.

Simple economics:  Supply and demand.  Rents are on the rise!  The average rental rate for housing in Pensacola is around $845 per month with a median rental rate of $800 per month. The average rate for a 3 bedroom is currently $900 per month.  These figures include all 1, 2, 3, 4, and 5 bedroom condos, homes, townhomes, and apartments rented between January and June 2012 in the city of Pensacola and was compiled through Pensacola MLS.

Pensacola Beach Blue Angels Air Show 2012~

The Pensacola Beach Air Show is the islands most popular event every year! Thousands of Pensacolians and vacationers alike pack the beaches every to watch the world famous US Navy Blue Angels fly over the beautiful Gulf of Mexico.

Despite severe weather, thousands were jammed on the beach for today's airshow since early this morning. After several delays, the US Navy Blue Angels flew around 3:30 pm this afternoon over Pensacola Beach. The civilian portion of the show, which features about a dozen other airplanes, was cancelled due to the weather.

Luckily, there were several opportunities to watch the Blue Angels in action during the Red, White and Blues week including several practice sessions over Pensacola Beach:
  • Wednesday morning at 8am the Blue Angels practice over Pensacola Beach
  • Thursday afternoon around 2pm the Blue Angels practice over Pensacola Beach
  • Friday at 12:30pm, full dress rehearsal with Blue Angels flying at 2pm
  • Saturday at 12:30pm, full Pensacola Beach Airshow with Blue Angels flying at 2pm

For an up close and personal view, the least crowded times to view the Blue Angels are Wednesday & Thursday! The photo to the right was taken on Wednesday morning when only a few people were out.

This years dress rehearsal was the busiest ever reported with thousands of viewers enjoying the show. With beautiful weather in tact, the show was fantastic and impressive as always!

There are two main components to the airshow.
  • Civilian air acrobatics. There are over a dozen planes that take place in the civilian portion of the Pensacola Beach Air Show. It was reported that this year, the youngest air acrobat pilot ever flew in the show.  He's a mere 22 years old, and flew with some of the greatest air acrobatics out there!
  • Military portion of the show including "Fat Albert" and of course the Navy Blue Angels

(Animal) Footprints in the Sand~!

We often hear the term "footprints in the sand" on the Gulf Coast. You likely assume human footprints, or possibly imagine your own toes digging in our sugary white sand.
But remember- we share our beaches with another form of life- our local area wildlife!  And if you take a closer look at the sand on the beach, you will find evidence of their "footprints" in the sand just as ours are left behind!
The delicate top layer of sand on the beach is constantly changing and hugely affected by mother nature.  The wind, the waves, shells, and of course our wildlife leave their "footprints" on the beach and in the sand.
Enjoy this collection of photos we have of our very own beautiful Gulf Coast area beaches featuring footprints (so to speak) in the sand from several species of animals.

This is one of my favorite animal tracks to find, due to the sheer size of the footprints from these beautiful creatures.  Look at the print on the right compared to my friend's foot!

I find these creatures feed in the early morning and late evening along the shores of many of our local beaches. They are a lot of fun to watch feed as they feed from the shoreline. They are mostly not bothered by people so you can get pretty close to these creatures.

Snake Tracks~  Ahhh!
Ahh! I found this fresh evidence of a snake at the Gulf Islands National Seashore in Gulf Breeze, FL. There were several clear "footprints" of this snake in the area between the shore and the Bluffs. This area is not traveled as much as others and is a protected area, so is home to many critters.

Birds of a feather flock together
In addition to leaving behind actual bird footprints, birds leave behind other evidence of their residency at Pensacola Beach.


Shells by the Sea Shore
Even Shells leave their imprints on the shoreline; evidence that they once made their home here. Shells, sand dollars, hermit cards, seaweed, jelly fish, even oysters make their way upon our shores and impact our shoreline.





The Wind & Waves
It's amazing the way the wind and waves can wipe the landscape of the beach clean.  Free of any foot prints, the wind carves it's imprint in the sand on Pensacola Beach just as any other~ I've always admired how beautifully the wind scults the sand.

A Word to the Wise
As a Pensacola native, I have heard many concerns about the water quality in Bayou Texar.  I've always been told not to fish, or swim, in Bayou Texar. A combination of factors have, presently and historically, affected the water quality in the local bayous including ubran runoff, chemicals from plants, fecal content from animals at the dog park, and stormwater runoff. Because of this, I wouldn't reccommend this as a great place to learn to paddle bord or kayak as you could very likely fall in.
But, hey, what do I know? According to a report by the University of West Florida, "The State of Florida classifies Bayou Texar as suitable for recreational uses and as suitable for the propagation of fish and wildlife" For more information on this report, view it here. Bayou Texar does have great scenery including beautiful homes to observe as well as abundant wildlife to enjoy.

My Ride in Bayou Texar

We rode all the way to the Graffiti Bridge!
I recently went to Bayview Park and rented a tandem kayak from Pensacola PaddleSport rentals. The staff was friendly, there was no wait, and we had a great time.

In under an hour, we kayaked from Bayview Park to the Graffiti Bridge in Pensacola Bay and back. There are not as many boats in this area, so it makes it more desirable for kayaking! During the ride, we encountered several other water sport renters including a snark sailboat and a pedal boat, and both couples seemed to be having an equally enjoyable time.

It's affordable, convenient, and a great way to enjoy all that our beautiful area has to offer! I would highly recommend using the professional Paddle Sport Rental services at Bayview Park.
