Pensacola Flooding Insurance and Disaster Relief Information 
State of Emergency declared in Pensacola from flash floods and heavy rains.

Escambia, Santa Rosa, and Okaloosa Counties are three of the 26 counties along the Gulf Coast that have been declared under a local state of emergency.

Pensacola received 17-24 inches of rain last night, causing flash flooding that officials say is the "worst they have seen in over 30 years."  A record number of lightning strikes caused severe damage and rising waters stunned residents.

Several roads have washed out completely including Scenic Hwy, which are elevated bluffs over Escambia & Pensacola Bay. Escambia County 911 dispatch reports over 4,000 calls in the last 24 hours alone.

We are saddened to see the severe damage to our local homes, non-profits, and businesses.  Many of us have suffered deep financial loss and even a life was lost during this storm. Here are some resources to help you with the flooding and damaging winds in Pensacola.

  • If you have immediate needs for food, water, basic supplies, and shelter, contact 1-800-RED-CROSS 
  • To contact the local Red Cross for disaster assistance, visit them at 222 N. Baylen Street, Pensacola, FL, 32502 or give them a call at 850-432-7601.  They can provide immediate disaster relief including possibly financial assistance and/or vouchers for essentials. 
  • You can contact the United Way & First Call for Help- call (850) 595-5905 or (850) 983-7200. 
  • Residents in Escambia County that need non-emergency assistance can call the Citizens Information Center at 850-471-6600.  The FL emergency operations chapter is only responding to people with severe circumstances (safety of children, water above electrical receptors in home, etc.) but can provide information on where to get assistance. 
  • Residents in Santa Rosa County can report flood damages online http://santarosa.fl.gov/EmergencyNEW/WebDamage.cfm or by calling (850) 983-5360.  Santa Rosa County is offering to help with securing a grant or emergency assistance. 
  • Santa Rosa County Residents who have unmet needs such as housing, food, clothing or other essential services, are asked to contact the Citizen Information Center at call (850)  983-INFO (4636).
  • Residents who need volunteer assistance with their home repairs and cleanup:
    ·         Residents south of the Yellow River please call (850) 490-7399 or visit the Volunteer Reception Center located at the Gulf Breeze United Methodist Church, Fairpoint Campus, 75 Fairpoint Drive in Gulf Breeze from 8 a.m. to 5 p.m.
    ·         Residents north of the Yellow River please contact the United Way of Santa Rosa County at (850) 623-4507
     
    After 72 hours, the government will decide if this is a Federal disaster. If it is a Federal disaster, customers can call FEMA at 1-800-621-3362 or apply online at http://www.fema.gov/apply-assistance  You will need to furnish your social security number, annual gross income and any insurance information regarding the property. Once the initial claim has been set up then it will be determined if they qualify for a grant or a low interest loan. Grants do not have to be paid back, but low interest rate loans will have to be paid back. 
Giving & Receiving Donations & Volunteering
  • A facebook community Help Flood Victims in Pensacola is a great source of resources for volunteering, dropping off and picking up donated items.  https://www.facebook.com/helpfloodvictimsinpensacola  They update daily with different volunteer efforts, churches handing out care packages, and more.

  • On Monday, May 5, 2014, Farm Share will provide foods and needed goods for Pensacola flood victims. Farm Share will partner with Representative Mike Hill for the emergency distribution.   The distribution will from 10 am to 1 pm at the Brownsville Assembly Church, 3100 W Desoto St, Pensacola, FL 32505.   The care package will have fresh foods, bottled waters, blankets and needed goods. Also, pasta meal kits will be provided and donated by Convoy of Hope. Local Farm Share volunteers will help hand out all giveaway items to the families devastated by the flood.
Help Cleaning Debris from your homee after the floods:

- Go www.ob.org to find out how to get volunteers to come help pull carpets, appliances, etc… out of your flooded house. They are also seeking volunteers age 18+ to go help clear debris from houses.
Financial Donations can be made at https://giving.brownsvilleag.org/client/index.php.
Be sure to type FLOOD if giving online or write Flood on your check if by mail.

Insurance Tips:

1. Unfortunately, regular renters insurance does not cover flood damages. Make sure your policy includes a separate policy for flood damages.

2. File a claim by calling your insurance company. It may be days before the adjuster can make it to the home so ask about what emergency precautions they can authorize. Ensure you have photos of any damage prior to removing carpet, tearing out walls, etc. Make sure to keep receipts for any emergency precautions.

3. Take detailed inventory of your damages and personal property. You must have a written list of every item in your home.  Also take photos.  Get serial numbers off damaged electronics and write brand information plus item descriptions prior to disposing of damaged property!

4.   Do not tarp your roof without your permission from your insurance company. Sometimes this causes a need for a full roof when only a repair would have sufficed.

5. Have you heard of Rebuild Northwest Florida?  Your home may be eligible for a grant to make energy saving upgrades to your home. Now may be a better time than ever to get that windstorm damaged garage door or back door replaced. Just look into it: http://www.rebuildnwf.org/

Getting Insurance 
If you do not have renters insurance or homeowners insurance, make sure you secure proper insurance prior to hurricane season.  Call your insurance agent immediately as many policies have a 30 day hold policy and will not write policies when storms are in the Gulf of Mexico. Septic Tanks Warning!
Due to the saturation of water, many septic tanks and sewer systems are malfunctioning. Please limit water usage at this time as flushing or water usage may cause a sewage backup into your home.

Of course, we want to thank our fire, EMS, police, 911, nurses, restoration companies, insurance agents, roofers, all emergency agencies and of course volunteers for your assistance in keeping everyone safe and healthy during this disaster.

Five modern bathroom design ideas



Would you say your overall design style is sleek and chic? Do you enjoy the true architecture of a space with its linear simplicity rather than an overly adorned and accessorized space? If you'd like to translate your modern vision into your Master Bath here are a few design ideas to help get you started.



1. Cabinetry - When it comes time to selecting the design of your cabinetry lean toward clean, crisp and streamlined furniture. To create a lighter and sleek bathroom environment consider cantilevered cabinetry secured to the wall creating a minimal look to the vanity piece.Create some drama with strip lighting added to the bottom side of the cabinet which will cast a warm glow to the floor below. Provide additional built in wall-to-wall storage elsewhere in the bathroom to compensate for the reduced storage in the vanity area. Deep dark rich woods evoke a sense of warmth to the clean lines of contemporary design.



2. Fixtures - Crisp clean and sleek white fixtures speak to the contemporary/modern design. If space allows introduce one of the hottest trends - a free-standing bathtub. They are available in all shapes and sizes, and nothing creates a more dramatic focal point in the bathroom than an exquisite free-standing tub. Simply position it in front of a spectacular picture window with a breathtaking view as the backdrop.



3. Surfaces and Materials - Utilize solid surfaces for countertops, whether quartz, limestone, granite, concrete or glass to give it a clean contemporary look. Keep the edges simple and square for easy maintenance and sophisticated style. Always introduce an interesting backsplash material in contrast to the counter top color and material. Whatever the surface I like to apply it on all walls from floor to ceiling. It creates instant architecture and adds great detail and drama to the space. Glass tile, mosaic, stone or ceramic details are just a few of the highly decorative backsplash products out on the market today that create a sense of modern style. Keep geometry in mind when selecting the material for your contemporary backsplash. Consider tile shapes that are rectangular, oversized, or small mosaics to create detail in the pattern of the application. If the tile is oversized and rectilinear install it in a brick pattern. If it's shape is longer and thinner then stacking the tile creates a very interesting modern vibe. Stay away from the common square tile in any size.



4. Luxurious Shower - Create a steam shower with multiple rain heads, and body sprays. If your budget allows, add chromatherapy and aromatherapy to your master bath wish list as well. These fittings represent the epitome of modern luxury design. Don't forget a built in bench and access panel to hide the steam system. Design a full seamless glass enclosure from floor to ceiling and finish the interior with complimentary mosaics or stone tile to set it apart from the rest of the space. This glass enclosure creates a more visually open space within the overall space.



5. Accessories - Remember to keep clutter and display to a minimum. - Accessorize with towels in a bright color for punch or stainless steel and woods. Keep everything to a minimum and clutter free. Select chrome, nickel or silver toned drawer/door pulls, towel bars, towel hooks and paper holders for sparkle. Frame vanity mirrors in woods or silver tones in similar finishes to the other accessories adorning your modern bath.

Tips to protect your pet - and your home - from fleas and ticks



(BPT) - Fleas and ticks are on every pet owner's radar when warm weather flourishes. This is the season when both pets and people are itching to get outside, but without proper protection, four-legged friends can end up itching even more. However, if fleas and ticks take hold, and an infestation starts, this seasonal concern can turn into a year-round headache. That's why many veterinarians advocate parasite prevention all year long.

Taking precautionary measures will protect your pet from much more than a few bites. Ticks and fleas can spread a range of ailments and diseases - from Lyme disease and tapeworm, to flea-bite anemia.- While several are downright uncomfortable, some can be very severe for your pet, and even you.

Fleas and ticks are so tiny that, if they get into your home they can easily hide in carpet, furniture, and other nooks and crannies. In the warm environment of your home, they can survive year round, no matter where you live, leaving you and your pets exposed to irritation and disease.

"Protecting your pet from these pests is as good as protecting your home," says veterinarian Dr. Liz Hanson of the Corona del Mar Animal Hospital in Newport Beach, Calif. "When you have a healthy pet, it's more likely that you'll have a healthy household. Luckily, setting a protective barrier against fleas and ticks is quick and simple."

Follow these tips from Hanson to ensure that your pets are effectively shielded from fleas, ticks and other pests:

* Don't assume that you have to spend a lot of money. If you're weighing the costs of medication versus infestation, look for lower-cost options that are still highly effective. Maintaining Your Pool
Before you lease a pool home, make sure you inquire about pool maintenance.  Many times, our owners provide professional pool services included in the monthly rent. This often includes a once a month service in the fall and winter months and a bi-weekly service in spring and summer.

  • Filling the pool with water as needed
  • Ensuring the pump and all pool parts are operating continually

In addition to some TLC, your pool will increase your water and electricity bills, so make sure to budget accordingly.

Tips on How to Purchase Foreclosures

Tips on Bidding on Foreclosed Homes
Want to get the house? Our broker gives you tips to get the bank to accept your offer!

Distressed properties include short sales and bank owned foreclosures.  These homes represent a large portion of the sales in the Pensacola real estate market and often offer an opportunity to purchase a home below market value.  Because many foreclosures and short sales are bargains, first time home buyers and investors alike are bidding on foreclosures.

Our broker Pam Keen Brantley offers a few tips on how to make an offer on a Foreclosure or Short Sale:

1. These properties are already priced below market, so when making an offer, be reasonable. A general rule of thumb is that banks price these listings to sell in 30 days or less at or near the asking price. If you really like the property do not be afraid to offer the asking price and if there are multiple offers you may need to come in above the asking price to get the house.  

2. Banks often give preference to cash buyers. In order to be considered, you must have a pre-approval letter, at least $1,000 earnest money deposit in certified funds, and proof of funds for the down payment and closing costs in order to submit an offer.  For a smooth transaction, make sure to have these items on hand before viewing homes.

3. These properties typically must be purchased “as is” with the right of inspection, which means you can inspect the house and back out or renegotiate because of the results, but the seller does not want to fix anything. Be prepared to fix minor repairs yourself. 

If this isn't an option or major work is necessary, you may not be able to obtain a loan on a home.  If a home needs a new roof, is missing flooring, has termites, etc., your home may not pass the appraisal.  Keep that in mind while looking at homes. 

4. These things take time to get answers, and they often have more than one offer so you need to have some patience. 

Bank owned properties will give you an answer typically in 7 days or less.  Short sale offers take an average of 60-90 days, sometimes more, to get an answer.  Of course, the answer could be no.   If you have a lease coming up for expiration and want to buy a short sale, you should ask the owner or manager if they will allow you to go month-to-month.

5. If you like it, do not wait to make an offer, do it that day! These properties sell fast! There may be a lot of competition when the house is priced right and in good condition.
