Low inventory haunts Pensacola Rental Market

Lower than normal inventory haunts Pensacola
It's harder than usual to secure a nice rental home in Escambia & Santa Rosa County.

We always have an influx in availability when it comes to Rental Homes in the Pensacola, FL area during the summer months.  Homes rent for more money, have lower vacancy rates, and experience lower days on the market during summer months due mainly to supply and demand.

There are two main reasons for this in the Pensacola, FL real estate market:
  • Peak Military PCS (Permanent Change of Station) orders come in during this time
  • Schools & Universities are out are on summer break so many families find this an easy time to make a move
Schools let out next week for Escambia and Santa Rosa County.  As we enter summer and peak PCS season, we are feeling the effects of the rental housing shortage.  Combine these factors with the recent Pensacola Floods, and it's easy to see why it is so difficult to find a nice, clean rental available for move in immediately. 

There are only 290 rental homes available in Escambia County as of today's date per Pensacola MLS (Multiple listing service).  This number includes 1-5 bedrooms in condos, townhomes, and single family homes throughout the county.  As you can see, some zip codes have fewer than 5 rentals available!

Breaking down these numbers further, we see that there are few options for nice homes- especially if you have a "dream home" in mind.  Now might be a good time to consider purchasing as there are 10 times as many homes for sale in Pensacola as there are homes for rent.

How to refresh home decor and be a budget-savvy trendsetter



Many people use just one word to describe lavish, luxurious homes filled with the latest interior design trends: unattainable.



These dream homes that appear on television programs and grace the pages of magazines are seen as projects that can only be executed by affluent homeowners who chase trends and change decor with every season. But, according to television design star Lisa LaPorta, with a practical approach, it's easy to stay at the forefront of hot home design trends on any budget.



"Designer homes should be sources of inspiration and motivation," LaPorta says. "When you're researching home renovation and style, you should absolutely look to the most stylish and opulent examples. Then, once you know what you want, execute those ideas on a budget that works for you." According to LaPorta, the best way to keep your home up to date with current trends is to change elements that have high impact, and are cost-effective.



"It might seem obvious, but painting can truly transform a home from being 20 years outdated, to one on the cusp of modern decor," she says. "Keep abreast of the design trends, but don't forget to include your own personality."



LaPorta advises homeowners to be introspective and look to their own personal sense of style to identify paint colors. Your wardrobe says a lot about you and can help guide color selection for your home, she states. Be confident in your choices and run with them. But, she cautions people to never choose a final color while at the paint or hardware store.



"Too often I see people choose colors on the spot at a paint store, only to go home and realize it looks completely different on the wall," LaPorta says. "There's a reason you're allowed to take color chips home with you. You need to test them!"



She goes on to say that many people think color selection is the most important part of painting. Once they know what colors they want to use, it's as simple as grabbing a paint brush and covering the wall, right? Wrong. In reality, choosing an inferior brush can have an enormous negative impact on the final result. LaPorta recommends using high-quality painting tools such as Purdy brushes and rollers for a flawless finish.



The appearance of a finished painting project is very much dependent on the quality of the applicators used. "When you're painting, the brush really does matter. A Purdy brush holds more paint, provides smooth, even coverage and vastly reduces brush marks on the wall."



Once you have the perfect, trendy colors on the walls, it's time to accessorize. LaPorta notes that many people have a tendency to overpopulate their rooms with too much furniture. Not only does this clutter the space, but it's quite costly, as well. Instead, she recommends putting larger furniture pieces in a rotation to cut down on clutter.



"Design is cyclical," LaPorta points out. "Eventually, the couch you bought in the '70s will be popular again. But, that doesn't mean it should be on display until that happens. Focus on a few pieces of large furniture and then chase the trends by purchasing smaller, less costly items such as throw pillows, rugs or inexpensive art and paintings. Then, as trends change and evolve, rotate the larger pieces into your decor. You'll save money, but still feel like your home is on-trend.



A fresh coat of paint and some new accessories can create dramatic change, but LaPorta also points out that simply changing the layout of a room can also make a big difference.



"Homeowners sometimes forget that rearranging furniture can completely change the appeal and feel of a space," she says. "Step outside of the boundaries of your normal decorating style and see how you feel. Instead of having the television as the focal point of a living room, make the coffee table or fireplace the center. The best part is, it's free. And if you don't like how it looks, you can always change it back."



These few simple design tips can help transform your home into a chic, trendy space that's the envy of the neighborhood, all at a price tag you can afford.

Top 10 Pool Care & Maintenance Tips
Proper routine pool maintenance is essential for the health of your pool!

Top 10 Tips for Maintaining your FL Pool
Sources say, if you don’t maintain your pool properly, you could cut the lifespan of your in-ground pool in half!

In addition to prolonging the life of your pool, proper maintenance and cleaning is necessary to keep your pool a safe place to for your family to swim. A neglected pool can easily cause algae, mold, bacteria, and even E. coli growth!

Pool guys charge you about about 2 times more than it actually costs in chemicals to clean your pool to compensate for labor.  An average pool-cleaning job will run $100-$175 per month depending on season.

You can easily learn to clean your pool and balance your chemicals in 20 minutes or less with the right skills and information.  (Side note, for rental properties, we always suggest having a professional pool company service your pool.  Even with the right instructions and chemicals, tenants are not as likely to properly maintain your pool.)

Seasonal Changes Affecting your Pool 
Of course, as the weather changes and usage increases during the spring and summer months, your pool needs more care in spring and summer than it does in fall and winter.

Pool companies in Northwest Florida typically recommend having your pool serviced every week or biweekly in spring and summer and bi-weekly in late fall and winter. If you are maintaining your own pool, you may want to check your pool chemistry as often as 2 to 3 times per week in summer and once per week in winter to ensure proper pH.

  • 1.  As you are monitoring your pool, take note:

      • Are your returns very weak?
      • Is the in-floor cleaning system working properly?
      • Is the water clarity starting to look bad?
    If any of these conditions exist, it is likely time to clean the filters. Most pools should only need this done a couple of times a year. There are exceptions though based on pool usage, and you should always clean your pool filter after heavy storms. 


  • 2.  Properly cleaning your pool filter requires chemicals. Soak your dirty filter in a 10% solution of muriatic acid or a solution of TSP (trisodium phosphate). Use a rubber trash can. Wear gloves and eye protection. Always add acid to water, NOT water to acid. Rinse until clean and let them dry. It pays to have two pool filters so you don't have to worry about rushing through the cleaning process.


  • Other Routine Cleaning Items 

  • 3.  Clean out skimmer basket(s) weekly, or as needed if conditions exist.
  • 4.  Wipe/clean tile line weekly. This will reduce build-up inside the pool.
  • 5.  Vacuuming the pool is a major component of cleaning your outdoor swimming pool. Vacuuming absorbs dirt, algae, and other yard debris. Your pool may need to be vacuumed daily or weekly depending on your pools exposure to debris and proximity to trees.


  • Maintaining your Pool's pH
    A pool with a chemical imbalance can cause health problems, so make sure you understand your pool's pH before swimming in it.  You can purchase a pH kit that will easily allow you to test and adjust your pool's pH at your local pool store. 

    • 6.  Don’t allow the pH level to get above 8.0
      •  At 8.5, chlorine is only about 10% active. At 7.0, chlorine is about 73% active. If you maintain pH around 7.5, the chlorine will be 50-60% active.
      • Check the chlorinator at least once per week for proper adjustment. Ensure water can properly flow through the chlorinator.  Make sure chlorine tablets are in the Deck-Chlor or Inline Unit, and adjust as necessary to maintain adequate chlorine levels.
    • 7.  Keep the alkalinity between 80-140 PPM. Low or high alkalinity can affect water balance and ultimately a sanitizer’s ability to perform.
    • 8.  Check the total dissolved solids level every 6 months and calcium hardness once a month.
    • 9.  Make sure your pool pump is operating properly. A good rule of thumb is to run your pool pump about 1 hour for every 10ยบ of temperature. Proper circulation is imperative to pool health.
    10.  Other Considerations
    • Keep vegetation, animals, chemicals (like fertilizers and ironite) away from and out of the pool. Nitrates from bird droppings and waste from animals and people are food for algae. 
    • Always keep your pool chemicals stored out of direct sunlight. Keep them in a cool dry place. Do NOT store acid and chlorine right next to each other.
    • The more sun exposure your pool has, the more chemicals it will need.  Chlorine, which keeps your pool from turning green, dissipates in direct sunlight. Slow-dissolving chlorine tablets are a good option or adding cyanuric acid, which helps diffuse the sun’s UV rays and makes the chlorine last longer.
    • If you start seeing any cracks around the perimeter of your pool between your deck and your tile, caulk it with a small bead of clear silicon. Do not allow the water to migrate from inside the pool in and under the deck through cracks at this joint. Call a pool company for a consultation if you see this happening. 
    Proper maintenance is necessary for enjoyment of your pool! 
    If you follow these easy tips for cleaning your outdoor swimming pool, you will successfully increase the life span of your pool as well as your enjoyment of your pool.

    Three home improvement tips to help you breathe easier



    (BPT) - One in five Americans suffer from allergies, according to the Asthma and Allergy Foundation of America (AAFA). As the allergy season begins, experts warn that it may be one of the worst in recent years, with people experiencing an unusually strong reaction due to increased tree pollen.



    But little attention is paid to the impact of indoor air on allergies, asthma and general health. We spend an average of approximately 90 percent or more of our time indoors, according to the Environmental Protection Agency (EPA).     The buzz on battling flying, stinging summer bugs



    The%20buzz%20on%20battling%20flying%2C%20stinging%20summer%20bugs Summer picnic season is upon us, and that means it is time to grab the sunglasses, cooler and sunscreen, and head outdoors. But people are not the only ones who want to enjoy the warm weather. Flying, stinging insects like bees and wasps are abuzz, and make their presence known when collecting pollen and nectar as the weather warms.



    "In the proper environment, bees, wasps and yellow jackets can be very beneficial," says Ron Harrison, entomologist and Orkin technical services director. "In addition to pollinating flowers and plants, they eat grubs, flies and other harmful pests. It is when they are aggravated or feel threatened that they can be a bigger problem."

    There are more than 20,000 known bee species around the world. Their stings can be painful and may cause allergic reactions. About 2 million Americans are allergic to insect stings, according to the American College of Allergy, Asthma and Immunology, and many of them are at risk of life-threatening reactions.

    Carpenter bees are fairly large and are often mistaken for bumble bees. They can cause significant damage to decks, siding, landscape timbers and even lawn furniture, but males - even though they are aggressive - do not have stingers, and the females rarely sting. Females bore holes in wood to deposit their eggs.
    Yellow jackets can sting multiple times and aggressively protect their colonies, but otherwise, are not quick to sting. They commonly nest on or near the ground under porches or steps, in sidewalk cracks, around railroad ties, or at the base of trees. Yellow jackets are also scavengers, so they can be found near garbage cans and picnics.

    Paper wasps look similar to yellow jackets in that they are narrow and dark brown with black wings and yellow markings. Paper wasp nests are made from small wood or plant fibers combined with saliva and appear to be made from paper. Their nests - frequently found in sheltered areas like tree branches and eaves of houses - include numerous compartments where they lay their eggs and rear their young.

    Be sure to contact a pest professional like Orkin before attempting to address a bee infestation or hive. Harrison offers the following tips to help avoid flying and stinging pests:

    * Use a weed trimmer to thin vegetation near your home, as thick vegetation provides a place for both bees and wasps to nest.

    * Don't leave food or drink containers uncovered for long periods of time. Pests are attracted to human food sources and stinging pests can often enter cans unseen, so it is best to pour your drink into a glass.

    * Fit screens and tighten seals properly on doors and windows to prevent pests from entering into your home.

    * For those at risk of an allergic reaction, apply an EPA-registered insect repellent on clothing and exposed skin to deter bites and stings.

    Sewer Overflows cause of flooding in some areas

    It's been 10 days since our area was devastated by 22-27 inches of rain which caused flash flooding in Escambia & Santa Rosa Counties.

    This article explains why several homes and apartments flooded, even though they lie outside of the flood zones.

    NOTIFICATION OF SANITARY SEWER OVERFLOWS DUE TO FLOOD EVENT
    Tuesday, May 6, 2014  04:17 pm CDT

    Several sanitary sewer overflows (SSOs) occurred recently as a result of the surcharge of stormwater (from storm drains, retention ponds, curb inlets and overloaded surface drainage) that entered the ECUA sewer collection system.   
     
    Per State protocol, all overflow areas were cleaned and disinfected with a biocide agent that abated any contamination concerns.  The Escambia County Health Department, the State Warning Point, and the Florida Department of Environmental Protection were notified immediately in each case.   Where applicable, the Escambia County Health Department issued a Health Alert for any affected waterway.  
     
    The overflows were at the following locations:
    • 4/30/14 A manhole at 73rd Ave. & Clydesdale Drive, surcharge of stormwater; 1800 gals.   
    • 4/30/14 A manhole at 1911 E. La Rua St., surcharge of stormwater; 2,000 gallons.

    • 4/30/14 A manhole at 690 S. Old Corry Rd., surcharge of stormwater; 42,000 gallons
    • 4/30/14 A manhole at 210 Cevallos Street (Lift Station #2), overload of stormwater, 2,000 gallons. 
    • 4/30/14 At 7408 Chimney Pines. (Lift Station #285), sewer force main overloaded by stormwater; damaged electrical panel, 500 gallons.

    The New Landlord:  Affordable Kitchen Makeover
    A few hundred dollars transformed this kitchen (and rented this house!)
    
    Butcher Block Countertops!!

    We've all heard that "kitchens and bathrooms sell (or rent) houses!"  After experiencing longer than normal vacancy time with a cute 3 bedroom duplex in Northeast Pensacola, we learned the feedback from potential renters was that the kitchen was "outdated." 

    The cabinets and countertops were in great shape, so there was no need to replace them. However, the butcher block countertop is definitely a look from the 1980's and turns off potential renters.

    Using the existing cabinets and countertops, we gave this kitchen a much needed makeover. The entire cost of the project was under $500 with a material cost of $250.

    Using the following materials from Home Depot:
    • Expresso Paint
    • Rustoleum Countertop Resurfacing Material
    • New Hinges & Door Pulls in Brushed Nickel
    Our contractors sanded and painted the cabinets with expresso paint. Next, they replaced the hinges and door pulls. Finally, when the cabinets were dry, we want back in and painted two coats of Rustoleum countertop resurfacing material.

    FEMA grants now available!

    FEMA available in Escambia & Santa Rosa Counties
    Press Release Indicates President Declares Disaster for Florida.

    WASHINGTON, D.C. -- The U.S. Department of Homeland Security's Federal Emergency Management Agency announced that federal disaster aid has been made available to the State of Florida and ordered federal aid to supplement state and local recovery efforts in the area affected by severe storms, tornadoes, straight-line winds and flooding from April 28 to May 6, 2014.

    The President's action makes federal funding available to affected individuals in Escambia and Santa Rosa counties.

    Assistance can include grants for temporary housing and home repairs, low-cost loans to cover uninsured property losses, and other programs to help individuals and business owners recover from the effects of the disaster.     

    Federal funding is available on a cost-sharing basis for hazard mitigation measures statewide.

    Gracia B. Szczech has been named as the Federal Coordinating Officer for federal recovery operations in the affected area.  Szczech said that damage surveys are continuing in other areas, and more counties and additional forms of assistance may be designated after the assessments are fully completed.

    Individuals and business owners who sustained losses in the designated area can begin applying for assistance by registering online at www.DisasterAssistance.gov, by calling 1-800-621-FEMA (3362) or by using a web enabled mobile device at m.fema.gov.  Disaster assistance applicants who have a speech disability or hearing loss and use TTY should call 1-800-462-7585 directly and those who use 711 or Video Relay Service (VRS) should call 1-800-621-3362. These toll-free telephone numbers will operate from 7 a.m. to 9 p.m. (local time) seven days a week until further notice.
