How to Apply for a Realty Masters Rental Home or Apartment

Thank you for your interest in our rental homes and apartments in the Pensacola area! 

Realty Masters is the LEADER in Leasing in Pensacola- we manage more homes and apartments than any other real estate company in the area.  At any given time, our company has 30-70  properties for rent.

The Application Process: 2 easy options

1. Find & Complete the Online Application
A. Go to Rental Listings Page and click on the property you are interested in.
B. When the new screen pops up, choose the option "Click here to apply online"
C. Complete the online application and pay the $30 application fee. $15 discounted for military. You may use Pay Pal to pay this application fee and should be directed there at the end of the application. If not, you can mail or bring your payment to: 4400 Bayou Blvd. #58B, Pensacola, FL 32503.
D. Fax to (850) 473 3983 or email to the following items:
1. Drivers license or military ID for all applicants
2. Two recent paystubs for each applicant
3. Policies & Authorization for Online Rental Application
4.  Photos of your pet(s) if applicable

2.  Complete paper application and bringing to our office
A. Print the application and bring to our office along with:
1. Drivers license or military ID for all applicants
2. Two recent paystubs for each applicant
3. Application fee $30 per adult or $15 per military applicant. Cash only, checks not accepted.

Application Criteria

When processing a rental application, our company looks at the four following areas to determine eligibility:

1. National Background check/ eviction search- we search for any criminal charges or past evictions. Misdemeanors are not held against the applicant, but any felony charges must be disclosed and can be an automatic denial depending on charges/length of time since occurence.
2. National Credit Check- we use equifax, which computes a score. We accept applications when all lease holders credit scores are above 580 equifax.
3. Past Rental History- we prefer to contact your last 2 landlords to get a full payment history.
4. Income- You must make 3 times the amount of the rental rate in one month in order to qualify.

If you do not meet all criteria, we contact the owner of the property to get an individual approval or denial based on the above information only. Our properties are individually owned- not owned by our company- and the owners are contacted on all instances.

Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Applications will be processed in the order received.

An incomplete application will not be considered


  • Each person 18 years of age or older must complete and sign an application and only the applicants may reside in the property
  • If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by Owner/Property Manager.
  • The applications will not be processed or considered with missing or false information
  • Applicants must provide proof of identity with photo identification


  • $30.00 non-refundable processing fee per applicant-cash or money order only, no personal checks, credit or debit cards.
  • Property will not be taken off the market without receipt of deposit-Certified funds only, cashiers check or money order
  • Approved applicants must sign lease agreement within 72 hours and starting date no later than two weeks from receipt of deposit


  • Minimum acceptable credit score of 580 is required and credit history must not contain judgments, eviction filing, collections, liens or bankruptcy within the past year
  • Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise or illegal activities, no unpaid NSF checks, and no damage to the unit upon move out
  • Applicants must not have any felonies -a background check will be performed on each applicant.
  • Applicants gross monthly income must be three (3) times the amount of the monthly rent
  • A minimum of one (1) year residential history is required
  • Income will be verified from copies of the prior month’s pay stubs provided with the application
  • Self employed applicants must provide their most recent tax return and three (3) months bank statements


  • Hours for lease signing are Monday through Friday between 9am and 4pm., and Saturday by appointment only
  • All utility and garbage accounts, where applicable, must be transferred into the residents name as of the date of possession
  • Security Deposit, first (1st) full month’s rent, and any applicable pet fees are to be paid in cashier’s check or money order before keys are provided, no cash, personal checks, debit or credit cards. Prorated rent, if applicable, is due the first day of the following month. Move-ins the 25th or later require payment of prorated rent as well as the full month’s rent.
  • We can not hold the property vacant longer than 2 weeks. Occupancy date to be negotiated with owner.
  • When tenant pays deposit, they understand the deposit is non-refundable should applicant change their mind.
Any exceptions to our policy will need to be submitted in writing to the agent for presentation to the owner for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rental payments may be required.
Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.
