Rental inventory is low. There are 522 homes for rent in Pensacola MLS compared to the 3,522 homes for sale! This figure includes all 1, 2, 3, 4, and 5 bedroom homes, condos, and apartments including the cities of Pensacola, Cantonment, Perdido Key, Gulf Breeze, Pace, Milton, and Pensacola Beach.
Of these 522 rental properties available, only 334 are single family homes with another 126 townhomes/ duplexes, 45 condos, and 17 mobile homes. Of those 334 single family homes, only 280 of them feature 3 or more bedrooms. And of those, only 20 feature pools. Remember, this is across two counties!
We are seeing the most demand and increase in rental rates in 3 bedroom 2 bath homes with fenced yards and garages and have seen a huge demand in rental homes in SW Pensacola near Naval Air Station Pensacola and Northeast Pensacola near University of West Florida as well as in Gulf Breeze, Navarre, and on the beaches.
Simple economics: Supply and demand. Rents are on the rise! The average rental rate for housing in Pensacola is around $845 per month with a median rental rate of $800 per month. The average rate for a 3 bedroom is currently $900 per month. These figures include all 1, 2, 3, 4, and 5 bedroom condos, homes, townhomes, and apartments rented between January and June 2012 in the city of Pensacola and was compiled through Pensacola MLS.
