If you have pets who might get into your plants, you should definitely double check this list to make sure none of these items are poisonous or dangerous to your pets health.

Don't forget, too many house plants can cause mildew and mold growth so avoid excessive amounts of indoor house plants.

Proper Air Circulation
Proper air circulation is very important.  Here are a few ways you can improve the air circulation in your home or apartment!
  • Use ceiling fans as much as possible.
  • Run the central heating and air regularly.  Gulf Power suggests to keep it set at 78 in spring/summer and 68 in fall/winter.
  • Open windows to allow natural air flow; make sure your windows have screens to keep out critters.
  • Regularly open blinds and curtains to allow light inside your home.
  • Use bathroom exhaust fans every time you shower
  • Make sure to keep shower doors and curtains open after showering.
  • Keep closet doors ajar as mildew can grow inside closets.
Adequate House Cleaning
Nobody likes to clean house, but to maintain a safe, clean environment, you must clean your home weekly. Be weary of the dirt, dust, airborne bacteria, and air particles you can not see that exist in your home.  Kitchens and bathrooms are especially susceptible to dangerous toxins that can hinder your clean air quality.
  • Regularly dust, sweep, and vacuum your home once a week.
  • Take out the trash daily.
  • Wipe up any spills immediately and do not let water sit collect in any location inside the home.
  • Wipe along window sills monthly especially in the hotter summer months when windows tend to sweat.
  • Clean the underside of the garbage disposal flap as many people forget this area!
  • Clean out the fridge often and don't hold leftovers for more than three days.

The Color Run in Orange Beach, AL

The Color Run comes to the Gulf Coast

Our neighbor to the west, Orange Beach, Alabama, is hosting The Color Run on May 25, 2013.  Have you heard about The Color Run craze? Watch this video to get a better idea of what I'm talking about.

The Color Run has become hugely popular in the last two years.  They now sponsor 5Ks in over 100 cities in the United States.

The 3.2 mile race is being held at the Wharf in Orange Beach off Canal Rd. and Main St.  The Color Run is worth the hour drive from Pensacola, or even the two hour drive from Navarre!  In fact, this is the closest the event has come to Pensacola, FL.

Realty Masters will be forming a team and running this one together! The fee for registration is currently $40.00 per team member with 4+ teammates. Is anyone else going?
I had the pleasure of attending The Color Run in New Orleans, LA last year and had a blast. Most people walk and lightly jog, and everyone was there to have a great time.  This event is for children and adults of all ages. I personally don't recommend bringing your infant in a stroller, just due to the fact there are thousands of people, however, some people bring strollers.

Pensacola did host its own version of The Color Run earlier this year along Bayfront Pkwy.  The event was called the Jubilee 5K and was part of the Mardi Gras celebrations held in Downtown Pensacola.  Most of the feedback was positive about the run and it did benefit charity.

As of the date of this post, there are still tickets available for The Color Run on Saturday, May 25, 2013 in Orange Beach, AL.  For more information or to purchase tickets, visit their website here.

Bathroom lighting for practicality and ambience

Decorating any room can be very time consuming and demanding, as you want to get everything just right if you are to enjoy the finished project and achieve the look you want. The bathroom, although generally one of the smallest rooms in the house, is just as important as any other and should be allocated as much thought and time.

Lighting can be highly effective and instantly transform a room giving it that wow factor so many people want to achieve. Chandeliers, pendant lights, wall mounted spotlights and mirror lights come in all shapes and sizes and chosen carefully will make your bathroom one that you can enjoy spending time in.

If you need some inspiration then there are lots of places to find it, home decorating magazines and books can provide up-to-date ideas and designs, visit high street lighting stores or showrooms, or look online for lighting supplies.

When you think of the bathroom don't just see it as a place where you get clean, it can be much more than that. Many see it as a refuge where they can attend to their ablutions in privacy or chill out in a hot bath for a while with the door locked away from the hassles of the family, so comfort and lighting is essential if this is to be achieved.

Bathroom lighting can come from various sources and how you choose your fixtures will depend on your taste, the decor, and your budget. Economical and attractive ceiling lights come in a range of styles, from the simple flush light and semi-flush light styles to glitzy chandeliers. Using wall lights or spotlights in the bathroom gives you the ability to adjust them, direct them to highlight a certain area or particular feature you admire. Place a spotlight over a piece of art to draw attention to it, or over the mirror for extra light can be effective particularly for those bathrooms with no natural light.

Lighting around the mirror has to be quite bright as you need to see what you are doing, particularly when it comes to applying make-up and shaving, Led bulbs and halogen lamps are generally used in lighting fixtures for these purposes as they are bright but not glaring. Bathroom shower downlights are perfect for using in moist locations as they are manufactured to safety standards, choose from a range of polished stylish chrome or brass, or classic white with clear glass upper body for a sophisticated addition to your bathroom.

Illuminated shelf lights are a nice touch in the bathroom and come in a choice of colors and sizes, using the latest led technology they use minimum energy too. The glass is toughened for safety and slots into the aluminum back ballast, complete with a built in LED driver and LED strip they require no additional wiring. They can create a truly unique contemporary effect and enhance the environment with a soft glow.

A bathroom is also a place to escape to for some peace and quiet, where it's ok to lock the door on your other half and children. If your plan is to take long hot baths in the evening then soft and atmospheric lighting is going to be an important factor. If you have the space you could have a small table top lamp next to the bath or on a shelf to use as a softer lighting option instead of the brighter overhead light. You could even invite your partner into the bath with you and have a romantic evening together!

Never rush into choosing your lighting solutions, consider how the area can be seen to its best advantage through the use of different lighting effects. Online companies can give information and you'll get a good discount.

Search online and you'll find a huge choice of safety rated waterproof and showerproof lighting available and suitable for the bathroom as they have IP65 safety rating against moisture intrusion and dust ingression. Look for products that offer low voltage and mains voltage options, as well as the fire rated safety option.

2012 Pensacola School Rankings~

How Escambia County Schools & Santa Rosa County Schools measured up!

First things first:   Santa Rosa County Schools rank #2 in the state of Florida's top school districts with an overall "A" ranking in the district according to the Florida Department of Education. Wow! Thank you to all Santa Rosa County teachers & others that help our children succeed daily.

Among the school grades in Santa Rosa County were 15 A schools, 10 B schools, and 1 C school(East Milton Elementary which previously ranked both an A & B School).

Escambia County Schools have an overall "B" ranking and rank #44 of the 67 counties in Florida.   Escambia County teachers, and all teachers, we love you guys too. Thank you for your commitment to bettering our community.

Escambia County had 12 schools scoring an A, 20 schools scoring B, 11 schools scoring C, 7 D, and 3 F Schools. F Schools included Newpoint Academy, Lincoln Park Elementary, and AA Dixon Charter School.

Meth Labs & Pensacola Real Estate!

As real estate agents, we are used to investigating homes for the possibility of known hazards like asbestos, chinese drywall, lead based paint, aluminum wiring and polybutulane plumbing.

Here's one more reason to hire a professional home inspector when buying Pensacola Real Estate or Leasing Homes in Pensacola:  Meth Labs! 

We recently invited Pensacola Home Inspector Jerry Williams to our office to present information on Meth Labs to our agents. His educational presentation shocked us a bit:   

Escambia County is ranked third in the state for the number of Meth Labs! Wow.  We decided it's time to learn more about this increasing problem in the Pensacola, FL area and wanted to share it with you!

cleaning products & cookware
What is a meth lab?

A simple definition for a meth lab is a home or apartment that has been used to manufacture and produce the drug methamphetamine. Other slang names for meth include ice, crystal, glass, and tik.

What does a meth lab look like?

Look for the following signs:
  • Strong smells of urine , rotting eggs, or chemical smells like ether, ammonia, or acetone.
  • Paint/wallpaper peeling.
  • Cold Empty pseudoephedrine boxes (Sudafed).
  • Large amounts of lithium batteries, especially ones that have been stripped.
  • Cold packs.
  • Glass cookware or frying pans containing a powdery residue.
  • Jars containing red or a fine dark red or purple powder or with rubber tubing attached.
  • Coleman camp fuel  or propane tanks with fittings that have turned blue.
  • Ether, Starter fluid, Bottles of acid, Drain Cleaners, or Red Devil Lye.
  • Sodium Hydroxide and other types of chemicals.
  • Coffee filters with a white pasty residue.
  • Chemical staining on the walls and floors.
    The presence of kitty litter used to soak up spilled chemical.
  • Strange plumbing or venting systems.
  • Plastic bottles which can explode or cause fires.

If you suspect a possible meth lab:
  • Contact authorities immediately!  Wait for their instructions.
  • Do not touch anything. Don't open any containers or remove anything from the property as reactive chemicals could explode or burn you.
  • Don't light a match or any other source of fire, gas, etc. as risk of fire is high.
  • Exposing yourself to harmful chemicals can pose a serious risk to your health.
The United States Drug Enforcement Administration maintains a registry of Meth Labs (also known as Clandestine Laboratory). Search the entire US here: http://www.justice.gov/dea/clan-lab/clan-lab.shtml 

However, according to estimates by law enforcement, only about 1 in 10 homes where meth has been produced has been reported to law enforcement. That's why it's important as a homeowner, renter, landlord, or buyer that you are aware of possible issues like these at the home you own, lease, or will be buying.

Family fun in Pensacola: Big Lagoon State Park!

Plan to spend a day at this massive, gorgeous Florida State Park.

Big Lagoon State Park & Recreation area is just minutes from the beautiful beaches of Perdido Key, FL and the back gate of the Naval Air Station Pensacola. It's a slice of paradise you must visit if you live in the Pensacola area.

Big Lagoon State Park is located at 12301 Gulf Beach Hwy, Pensacola, FL 32507 between Blue Angel Pkwy and Sorrento Rd. on Gulf Beach Hwy.

Luckily, this 655 acre Florida State Park is open from sunrise to sunset 365 a day. Park rangers are on duty daily from 8 am to sunset.

Plan to spend a day just exploring all the areas the park offers and make sure that you don't miss climbing the observation tower at the East Beach overlooking the water. It's truly breathtaking!

It's a perfect place to spend a day with your family. Bring a picnic, plenty of water, sunscreen and bug spray, and plan for a full day of excitement. Take a hike through one of the many trails or walkways. Explore by canoe;  nice stand-up paddle board, kayak, and canoe rentals are available at the park!  Bring your dogs for a day of exercise and your children to play at one of the parks. There is no limit to the fun to be had at Big Lagoon State Park.

Wildlife viewing opportunities include:

  • Large variety of birds as Big Lagoon State Park is part of the Great Florida Birding Trail! 
There is an admission fee to enter Big Lagoon State Park. The fee is $6 per vehicle with 2-8 passengers or $4 for one person in a vehicle. Yearly passes are available for just under $75 (give or take a few dollars).

A Florida fishing license is still required to fish.

The park is only attended during daylight hours, but campers and park goers are allowed night access. Pets are allowed at many of the sites. You can even rent one of the pavilions or the amphitheater for larger parties, weddings, and reunions at Big Lagoon State Park.

Landlord Tenant & Security Deposit in FL~

FL Landlord & Tenant Law:  Security Deposits 
FL Statutes clearly define laws regarding the return of your security deposit! 

Whether you are a tenant, landlord, or property manager, it is imperative that you know the strict laws regarding security deposits in the state of Florida.

As a landlord, you must follow several rules when holding and returning your tenants' security deposit.  If you do not follow the law exactly, you could make a very costly mistake. As a tenant who hands over your security deposit to a landlord, you should also know the laws regarding security deposits to keep yourself protected. 

As a landlord, you must be hold your tenant's deposit (or advanced rent) in accordance with certain rules including:
  • The security deposit must be held in a separate non-interest bearing account in FL. 
  • You could choose to hold the deposit in non-interest bearing account in FL and compute and share a percentage of the interest with the tenant or to post a surety bond in the amount of the tenants security  deposit. (Because the interest is hard to calculate and regulate, most landlords choose a non-interest bearing account as opposed to this alternative.) 
  • Landlord must notify the tenant in writing within 30 days of receipt of deposit to a number of items including the name and location of the security deposit and must include specific words and phrases from FL statutes in the notice to the tenant.
As a landlord, when your renter moves, you must disperse your tenants security deposit in accordance with Florida Landlord and Tenant Statutes. 
  • Landlord must refund the security deposit within 15 days if there are no charges to the deposit.
  • If there are any claims to the deposit, landlord has 30 days to mail the intent to impose a security deposit claim form.  This form should be mailed, certified mail, to the forwarding address given or to the former property address. 
  • Landlord must include certain words and phrases from FL statutes on this security deposit claim notice to the tenant informing them of their option to dispute the security deposit claim. 
  • As a landlord, if you fail to send the proper notices within the 30 day time frame, you forfeit the right to charge any claims against your tenants security deposit! Many landlords are unaware of this and make a very costly mistake.  
As a Tenant, you should be aware of the landlords responsibilities, as well as your responsibilities and rights under the law:
  • Once you pay your security deposit, it is nonrefundable should you decide not to lease the home. Be sure you are ready to sign a lease when paying your security deposit.
  • Always have your lease agreement in writing.  Do not give someone money and only have an oral agreement.
  • Landlord / Tenant law requires that you make notices to the landlord in writing! Make sure to keep copies of all correspondence including your move out notice. 
  • When you move in, and when you move out, document the property condition with date-stamped photos, video, and keep all receipts. 
  • You have the right to dispute your deposit.  If you feel an error has been made in calculating your deposit, respond to your landlord in writing in accordance to FL law. Include your written and photo documentation. FL law requires this is done within 15 days of receipt of your deposit claim form. 
  • If you honestly feel you have been taken advantage of, and have proper documentation to prove your case, you can contact the FL Landlord Tenant Division and file a complaint. Call them at 1-800-435-7352.

  • The best way to ensure you are treated fairly is to properly document the homes condition throughout your tenancy and communicate this with your landlord.
I'll go ahead and make a few disclaimers.
1) I am not an attorney and do not represent my knowledge to be construed as so. 
2) It's important to know that state law regulates these items and the regulations very drastically from state to state.
3) As a single property owner, some of these statutes do not apply to you if you lease less than 5 units. 
4) As real estate agents, we are also subject to FREC, DBPR, and the FL Division of Real Estate which also dictates regulations regarding your security deposit.  For example, they require we immediately turn over all checks to our broker and that these deposits are placed into bank accounts within 3 days.
5) This is just a summary! There are plenty of statutes. Please make sure to read them all or hire a professional.
6) I found all of the information I used for this article from the FL Division of Consumer Services website and the 2011 Florida Statutes. Of course, consult your lease agreement as well.
