Style and function: key elements of today's kitchen

When your family comes home at the end of the day - from school, work, a play date or extracurricular activities - it's very likely the first thing they do is dump whatever they're carrying on the kitchen table or counter and grab a glass for a drink.

The kitchen is also where you prepare meals, entertain guests, help your children with homework and even stay up late to pay bills. Because the kitchen is the hub of the home, homeowners are always looking for ways to do more in this vital space, all while keeping it stylish.

One of today's most popular trends in new and remodeled kitchens is the use of multiple kitchen faucets, which add extra functionality to the room.

"Pot fillers, island faucets and even bar or convenience faucets all help to maximize the room," says Kevin McJoynt of Danze, a manufacturer of decorative plumbing faucets and fixtures. "But convenience and functionality aren't the only two items homeowners are looking at while upgrading their kitchens. Ambiance, decor and style are also top priorities."

If you're reconsidering your kitchen's function and style, consider adding these options into your remodeling plan:

Pot fillers
These faucets are located near your stove to provide you with a convenient way to fill a pot without having to carry it to the nearest sink. This saves plenty of back-breaking work and minimizes the likelihood of spills. Pot fillers are commonly found in the restaurant industry and have quickly made their way into private kitchens across the country. They are available as a wall mount or deck mount. Find a style that matches your appliances and other faucets in the room.

Island faucets
Usually acting as second sinks, island faucets help avoid congestion at the main sink and are a great way to increase a kitchen's workflow. Because island sinks are frequently used for preparation, they are sometimes referred to as prep sinks. Homeowners commonly use this workspace for cutting vegetables, chilling wine or washing hands prior to a meal. Choose a faucet style and finish that complements the room's decor and adds an eye-catching decorative piece to an otherwise "ho-hum" island. Bar faucets
Also referred to as a convenience sink or a beverage center, this area is typically used for entertaining purposes and is often located on a secondary counter space in the kitchen or adjacent room. Tubing season runs from mid spring to late summer and even early fall. Both companies recommend an 80+ degree day for tubing as this allows for a pleasant warmer water experience. 

Pick a date- invite your family and friends- and get your cooler packed!  Make sure to bring sandwiches, snacks, water, and canned beer and soda (no glass or hard liquor).  As always in Northwest Florida, bring plenty of water, sunscreen and bug spray for maximum enjoyment!

                The University of West Florida may be in a convenient location in relation to the beach, but it also features acres of protected nature trails that make it a beautiful place to attend. The UWF nature trails are very popular among students and staff, as well as the general public.
           The trails are conveniently located right on the outskirts of campus. There many different trails take you into Florida’s forests in which you will see and experience the serenity of nature and all it has to offer.            The nature trails are a great way to get some exercise aside from the normal gym scene. There are a few avenues you can use to navigate through the trails. While most walk or bike, there is also the cool option of canoeing.

         A good thing to keep in mind before you explore nature is the preparation required to get the full experience. Comfortable clothes and shoes add ease to the experience, as well as water for hydration. As always, bring your sunscreen and bug spray too in order to stay prepared for Florida weather. Also, you might consider bringing a camera to capture the beauty nature has to offer.

Summer is here: Ditch the grill and take your gatherings to the next level

Familiar food with a twist

Food for a summer get-together has to be fun, social, easy to make, and taste great. That's why so many people fall back on staples like hamburgers and hot dogs. Start by exploring greens other than the standard iceberg lettuce. Experiment with spinach, arugula, beet, watercress and fresh herbs. Switch up veggie staples beyond carrots, cucumber and tomato. Toss in a handful of nuts like pine, pecan or walnut for flavor and crunch, dried fruit like tart cherries and top off with an outside-the-box dressing choice like sweet chili, lemon poppy or apple mustard. The possibilities are endless and you can find ample ideas and suggestions online.

Summer means spending time outdoors on your patio or deck enjoying good food and entertaining company, but do you really use your outdoor space as much as you could? Lots of other summer activities can take on new excitement when you take them outside to the deck or patio. Whether it's date night at home with someone special, the weekly card game with the guys or a hosting friends and family for an amazing meal, moving fun indoor activities out onto the deck or patio lets you spice things up with summer flair.

Beach Bunny~!

A different type of Beach Wildlife~

It's another beautiful Sunday along the Gulf Coast! I made a visit to Perdido Key and stumbled upon the most adorable beach rabbit.

I found him just off Perdido Key Blvd., just hopping in the sea oats in one of the public beach access areas.

I'm used to seeing the typical fish jump, dolphin swim, and variety of birds fly, but rarely do I see bunny rabbits or beach mice. You're more likely to see this type of native wildlife in or near state parks as these areas tend to be less populated and more conducive for these types of animals.

You can go searching for beach bunnies along Perdido Key Beach, Johnsons Beach, and even Fort Pickens in Pensacola Beach.

Shortage of Rentals challenges Santa Rosa & Escambia County residents. 

June, July, and August mark our busiest months for Pensacola Rentals and Pensacola Real Estate. While military service members PCS year round, many families and UWF/PSC students choose to move during summer as it allows for an easier move without interrupting the semester or school year.  

Because of these reasons, we have received frantic calls and emails from aggravated Pensacola residents trying to move.  It's even more frustrating for military families PCSing from out of the area or for families relocating from out of state or country.  

Here are some Pensacola rental facts to help you with your move:
  • There is a shortage of rental inventory in all cities in the Pensacola metropolitan including Pace, Milton, Gulf Breeze, Navarre, Downtown Pensacola, East Hill, Pensacola Beach, Perdido Key, Cantonment, and Beulah!  
  • The only home in Gulf Breeze Proper 32561 available this week is a 5 bedroom 4 bath on Pensacola Bay with a pool for $9,000. 
  • Pensacola MLS currently shows less than a 30 day supply of homes. In the month of June, 466 rental homes and apartments were leased while today, there are only 446 available!  In comparison, last year at this time, there were approximately 750-800 rentals on the Pensacola rental market.

  • Now is a good time to buy. There are almost 7 times as many homes/condos/town homes for sale as there are homes for rent!

Number of Homes Available in the Pensacola metropolitan area:

At the end of June Pensacola Multiple Listing Service (MLS) database showed:
  • 3,341 active listings active in Pensacola MLS (Escambia & Santa Rosa Counties)
  • 1,327 listings listed currently under contract (as contingent or pending.) Some of these may fall through due to inability to get financing or not passing inspections, but this is certainly a sign of continued recovery in our local market.
Number of Homes Sold in the Pensacola metropolitan area:

June 2013 -      489          June 2012       53
May 2013  -     576           May 2012       452
April 2013  -     490          April 2012       438

The average days on the market for listings has decreased with 136 days on the market compared to 166 days on the market in May 2012.

average sales price for a home in the Pensacola metropolitan area

Home Prices in the Pensacola Real Estate Market:

The average sold price for May 2013 is higher at $178,775 compared to $175,733 a year ago in May 2013.  The average sold price for June 2013 was considerably higher at approximately $190,000 in Pensacola MLS.

Homes sold in all price ranges and locations including Pensacola Beach, Pace, Milton, Gulf Breeze, Navarre, Cantonment, Perdido Key, Beulah, and of course Pensacola. A piece of land sold in Pensacola as low as $3,000 while a 6,000 square foot waterfront home in Gulf Breeze sold the highest at $1,300,000.  

Other Important Factors:

Last Friday, interest rates jumped up almost a percent which marks the biggest increase in years.  Interest rates are creeping up (as are prices) so if you have been on the fence about whether to buy or sell it may be time to jump into the Pensacola Real Estate Market.

 Those who need to sell in order to move may consider taking a small loss on the sale of a smaller home to take advantage of the still low prices on new construction or upscale resales.

Manna Food Pantries needs your donations to help Pensacola area citizens. 

The Pensacola Association of Realtors' hosts several charity events throughout the year, including the annual summer food drive. 

Manna Food Pantries, our local nonprofit heroes, feed over 120 people per day from the six pantries they operate throughout Escambia & Santa Rosa Counties.  In addition to providing food, Manna Food Pantries also operates 2 gardens to provide fresh fruits and vegetables to families in need.

Summer is a time when many families rely on food banks the most. Please consider going through your pantry and donating any unused items, or even spending a few dollars at the grocery store (buy what's on sale!) for someone else. 

Please consider donating to our food drive, held during the month of July 2013 at Realty Masters office. Please bring boxed and canned items to Realty Masters of FL in Cordova Square, 4400 Bayou Blvd. #58B, Pensacola, FL 32503~  Of course, you can always donate online at 

Donate items such as pasta, grits, oatmeal, canned fruit & vegetables, peanut butter, soups, raisins, fruit snacks, and canned tuna. This is such a great cause to support because the food goes directly to the seniors, women, men and children in our local community.  Manna Food Pantries does not distribute food to those who receive food stamps. They only allow families to receive from the food pantry 4 times per year.
Please consider helping Manna Food Pantries by donating to our summer food drive! 

We love our hometown and we are proud to support it.  We should all be thankful for the volunteers at Manna Food Pantries who dedicate their lives to feeding those in need.
