The New Landlord: Property Inspections
Many landlords struggle to provide thorough, consistent inspections.
Make sure to take detailed photos! 

Routine Property Inspections are key to ensuring your home is being well maintained.

You set the precedence for how your home should be maintained the day you turn your home over to your tenant.

With that being said, it's always best to have your home "white glove" clean and to have your carpets professionally cleaned.  While you can't expect your tenants to keep it that way 100% of the time, you do set a precedence when you routinely inspect your home and provide feedback to your tenants.

To protect your real estate investment, you should complete a series of routine, scheduled inspections during the tenancy.

You should take plenty of photos (and/or video) and make sure to document in writing the date, time, and complete condition of each item in the household. Make sure to back up your files in case your computer crashes. These items are crucial for you to have in order to collect a security deposit or settle an issue in court.

Make sure to document the condition throughout the tenancy's residence, especially if condition of the home declines under the tenants care.  This photographic evidence can be used in court.

Realty Masters has an inspection team which includes two inspectors and an inspection coordinator.  Together, the team works to inspect all of our homes often and thoroughly.

We use a 4 page, legal size property inspection checklist which maneuvers our inspectors methodically through the home and indicates interior, exterior, and mechanical issues as well as cosmetic and potential safety hazards.

Sometimes up to 250 photos are taken of each home including interior and exterior surfaces of the home. For example, we take a photo of every floor surface, every ceiling, every wall, etc to determine the base line standard for the home. This documentation is necessary to win in a court setting.

Realty Masters Inspection Timeline
1. Initial New Property Inspection- Full run down of how we find the home!  Take pictures of every crevice and surface.  We start with the full room and then zoom in to all the details including flooring, ceiling, lighting, etc. Many homeowners forget to take enough before photos and then do not have a proper photo to compare later damages to.

2. Move in Inspection- Inspection completed the day prior to a tenants move in.

3. Tenant Move in Inspection- Inspection provided to the tenant upon move in which they are required to return management within 24 hours of move in.

4. 90 Day Inspection- Inspection completed by Realty Masters after 90 days of occupancy to ensure proper standards of care for your home.

5. Renewal Inspection- Inspection completed 90 days prior to the end of your tenants lease renewal to further determine care of the home and to evaluate a lease renewal rate.

6. Move Out Inspection- Inspection upon tenants move out which dictates the release of the security deposit to either tenant or owner.

Tenants are given a few days notice to prepare for their inspection. We also conduct random drive by's for all of our homes during peak lawn seasons.  Per FL Landlord Tenant Laws, we do not conduct surprise inspections.

Keeping your home routinely inspected and documented is the only way to keep yourself protected.

Throw a perfect party - without costs and clutter

(BPT) - Whether it's your child's birthday or your relatives are flying in from overseas to take part in a family reunion, your life is filled with special events worth celebrating. Of course, you'd love to salute every one of them with a once-in-a-lifetime party, but how do you do that without winding up with a garage filled with party clutter that you'll never use again and an empty wallet?

It's easier than you think.

Celebrating that special event doesn't have to break the bank or leave you the not-so-proud owner of items you'll have no use for once the party is over. There is another solution: rent what you need. You'll wow your guests and save money in the process.

Not sure what can be rented? Here are some ideas to create a party beyond your guests' wildest expectations.

Create the perfect environment

Many party planners feel constrained by the materials they already own when hosting a party, but the truth is renting opportunities allow you to create an atmosphere limited only by your imagination. If you're looking to hold your party outside, rent a tent. Your area rental business will have tents available in all shapes, sizes and styles, allowing you to pick the perfect one for your event. Heating and cooling units are also available so your guests will always be comfortable, regardless of weather conditions.

You'll also be able to rent tables and chairs, saving you from having to try and borrow these items or, worse yet, buying more for this one occasion. It creates a more relaxing atmosphere for your guests and they'll be able to sit and rest rather than having to stand up throughout the event.

For a more formal affair, your local rental store can also provide linens, table service and stemware to complete your look. This will keep you from having to use disposables or from washing dishes when the event is finished, allowing you to relax and enjoy your company.

Wow them with food

If you're in charge of planning the party, you've probably been nervously pondering what you will do about the food. No other party aspect requires so much work, and often you still find yourself eating leftovers for weeks. But rental stores offer several options that will help you wow your guests and indulge them at the same time.

Keeping foods the perfect temperature is always a challenge when hosting an event, but there are some great options available for rent. An ice table is a great way to keep things chilled in the summer heat, preventing undesirable illness. For hot foods, chafers will keep main dishes hot for hours so guests can eat at their leisure.

When it comes to that main course, grilling allows you to feed a lot of people with minimal prep work. But what if you don't have a grill? You can always rent one. Many rental facilities offer grills of varying sizes, allowing you the chance to pick the right grill for your event.

Consider renting a popcorn machine for your party. People get hungry at different times and a popcorn machine allows your guests to serve themselves and munch on this delicious snack while they wait for the main course.

Activities for kids of any age

Whether it's a birthday party, a family reunion or some other gathering, odds are children will be at your party. If your venue lacks the appropriate activities to entertain kids for the long haul, consult your area rental facility for options.

An inflatable bounce house will keep your youngest guests entertained for hours while obstacle courses or laser tag are great options for your teenage guests. And the biggest kids at your event will enjoy a casino night with the games you rented.

If you're expecting a large number of children at that family reunion, you may also consider renting a helium tank and providing balloons for your younger guests. The kids will be entertained, and you'll save yourself from being out of breath all afternoon.

Chances are you know what that next once-in-a-lifetime event in your family is. The only question is, how will you celebrate it? Consult your local rental facility or visit for more ideas. You'll quickly learn that the only limit to planning your next party is your imagination.

Back in May 2013, we first told you about the new stores opening around Pensacola including the much anticipated development of the former University Mall area- now redeveloped and renamed University Town Plaza.

University Mall closed years ago and sat vacant for a while, the exception of anchor stores JC Penney and Sears.

It appears that business is booming for most of the new stores at University Town Plaza, especially during the 2013 holiday season when it was hard to find one parking spot among hundreds.  Cheddars has been packed every evening for months, and the newly opened Texas Roadhouse serves a fabulous steak.

Growing Fruit in Pensacola, FL Zone 8b

Skip the farmers market and grow your own. 

Pensacola, FL Citrus Lemon Tree growing in front yard I ran across this fabulous fruit tree at one of our Pensacola Rental Homes with over 100 ripe lemons!  It got me thinking- why don't I have any fruit trees in my Pensacola yard? I've done some research I want to share with you as to which fruits grow best in Pensacola.

For little financial investment, you can purchase fruit bearing trees that could potentially yield thousands of fresh fruits for years to come. With a little love, you'll be eating fresh fruit from your yard within a few years.

What to Plant:  Our subtropical climate provides for a natural environment for the growth of several fruits including:

Decide what you want to grow in your yard and do a little research on species that thrive in our area.  (Click on fruit above to access University of Florida's Growing Guide for that fruit)

Only certain species of some of the above fruits grow in FL, so make sure to find plants that match our zone hardiness level.   Escambia & Santa Rosa County's fall into Zone 8B.  You can find your Zone Hardiness Level at the USDA's website here:

When to Plant:  According to literature provided by the University of Florida, the best time to plant citrus trees in the Pensacola area is May, June, July and August as the temperatures are warm and rain is abundant.  Of course, different fruits have different growing seasons so make sure to research your fruit tree before planting.
