Thoughtful design in everyday spaces

Have you ever stopped to consider how much thought and effort went into the design of the spaces you visit every day? You may not realize it, but your favorite restaurants, neighborhood grocery store and go-to movie theater follow some very specific design principles in order to create a unique space that is both visually appealing and user-friendly.

Much like home designers, commercial architects and interior designers think of spaces in their totality. To a commercial designer, every area - from the entryway to the public bathrooms to the behind-the-scenes storage areas - must be considered when working on a new project. One way commercial designers help create a unique look and feel throughout public spaces is through the use of repetition. Repeating a pattern, color or texture in more than one area of a space lends a feeling of continuity.

According to Judd Lord, director of industrial design at Delta Faucet Company, this attention to detail makes commercial environments a great place to look for design inspiration.

'Highly-designed commercial spaces allow people to get a sense of what their own home may feel like in terms of color palette, textures, combination of materials and accents prior to actually committing to a design,' Lord says. 'For example, visiting high-end hotels can provide a great way to 'live' in a particular design aesthetic to see if it suits you.'

The next time you stay at a hotel, look for hints of repetition. You may find that the orange sofas in the lobby, for instance, carry through to your guest room pillows or decorative accents. Or, perhaps the wrought iron door handles match the window hardware perfectly. The small touches that regularly go unnoticed help to create a distinct sense of place in commercial spaces. When deciding what design elements to incorporate into a commercial building, designers consider not only how certain aspects can enhance overall design aesthetic, but also how they can be used to promote functionality in the space. For example, when designing an entryway, commercial designers must think about who will be using the space and for what purpose. While a banquet hall designer may prefer curving staircases to help create the feeling of grand luxury suitable for weddings and debutante balls, it is likely that they will also incorporate an elevator to ensure the space is accessible to all guests.

The important role functionality plays in commercial buildings is perhaps demonstrated most readily when taking the public bathroom into consideration. For instance, a single-room bathroom with a plush sitting area and vanity mirror may enhance the shopping experience for customers at a high-end boutique, while busy shoppers at large malls may prefer multiple stalls to help avoid long bathroom lines. For both of these spaces, innovative products can help enhance the bathroom experience through increased functionality. For instance, on Delta faucets that feature Proximity Sensing Technology, the entire faucet acts as a sensor, activating the flow of water instantly and effortlessly when it detects the presence of your hands. Faucets that employ this type of technology are more dependable than traditional infrared sensors - which can be unreliable in low-light or when wearing dark clothing and are more susceptible to vandalism that can impair the functionality of the faucet and make the bathroom experience a little easier for consumers in public spaces.

Building materials must also support the overall purpose of a space. Residential building materials are often chosen solely to help portray a specific design aesthetic, while materials used in commercial developments must be chosen with both durability and esthetics in mind. Everything, from the floorboards to the light switches, must be able to withstand the wear and tear of repeated use as these spaces may be visited by thousands of people per day. While a small amount of wear in a private home may make the environment feel more welcoming and warm, the public tends to regard the same amount of wear in a commercial space as being aged and out of date.

The next time you are out shopping at the grocery store, try to appreciate the smallest design details, such as the layout of shopping aisles that make it easier for you to navigate the store and return home more quickly. Attention to these details not only helps a business operate efficiently, but also creates a better experience for you, the consumer.

Grease Fires in your home

Grease Fires in your home
What to do & not to do in case of fire in your kitchen.

We've had a few kitchen fires lately so we asked our friend Kerner Kafka at the Escambia County Fire Rescue to write a quick article with some Do's and Do Not's for Kitchen fires.

Any fire is dangerous; in my opinion a grease fire is the worst fire there is.  Most cooking greases and oils ignite between 176 and 226 degrees Celsius if given a direct flame contact.

A regular residential stove top can heat up anywhere between 200 and 500 degrees Celsius, therefore, it is not difficult to start a fire while cooking. Because of this, it is imperative to keep watch over what you are cooking and to not leave the kitchen unattended while you are cooking.

Grease fires are the number 1 fire starters in kitchens. There are a high percentage rate for kitchen/cooking fire in the United States.  If you have a small grease fire that hasn’t gotten out of control, you can attempt to put it out.
Here are a few tips you can use to put out a grease fire.

  • If you can turn the heat source off that is the most important thing you can do.
  • Use a cooking sheet or metal lid for your pot and cover the fire. This will smother the fire and not let oxygen to the fire which will then cause the fire to burn out.
  • You may have some baking soda. You can put baking soda on a smaller grease fire that is in a pot or pan.  The baking soda cuts off the oxygen supply to the fire and will put it out.  Keep in mind baking soda will only work on a small fire.  Do not use any other baking product like flour to put out a fire- it does not work the same way as baking soda and will not assist in putting out a fire.
  • You as a home owner/ renter should always have a chemical fire extinguisher in your kitchen.  Yes, these extinguishers make a mess when discharged however they will get the fire out.
If you have a grease fire, DO NOT do the following:
  • Kitchen grease fire in Pensacola, FL home
Kitchen grease fire in Pensacola, FL home
Do NOT throw water on the grease fire! Fire and grease do not mix.  Water is heavier then grease/ oil and will sink to the bottom of the pot or pan immediately, but will then will heat up and evaporate pushing back up through the oil and grease fire and causing it to splatter out of the pan.  This can possibly ignite another fire!
  •  Do NOT try to swat the fire out with a towel.  You may catch the towel on fire or push the flames towards another object that can catch fire easily.
  • Do NOT put your life in jeopardy to extinguish a fire. Call 911 and evacuate the home immediately. Always remember, property and your home are replaceable, while a life is not.

You will not get in trouble for having a fire. Although the fire department doesn't want to come extinguish fires at your residence, we are happy to do our jobs and save as much of your property as possible.

There is no fine assessed or fee involved for a legitimate call to the fire station.

Also note, fire also has a good way of getting through crack and holes in the cabinets and through the ventilation system above ovens.  If you have a fire that you have extinguished, it is still a good idea to call 911.  The fire department will come out and investigate the house for any fire extensions in the cabinets and in the attic space.
Thanks to our friend Lieutenant Kerner Kafka with Escambia County Fire Rescue Engine #1 for this educational article on Pensacola area Fire Safety. We also want to thank the brave men and woman (many of whom are dedicated volunteers) for their hard work! Thank you so much for keeping our families safe.

Be safe please!

KlaasKids Foundation: Advocates for the missing

KlaasKids Foundation: Pensacola's advocate for the missing.
Pensacola non-profit helps educate families on safety and search for missing family members.

The Pensacola Bay area is home to several non-profit foundations that serve to continually better our community. Recently I had the pleasure of learning about KlaasKids Foundation, a non profit whose mission is to stop crimes against children.  This national non profit has its search center located here in Pensacola, Florida.

The foundation educates families on safety and, when necessary, assists in organizing a community volunteer search effort for a missing child.

Both families of missing children, as well as law enforcement, call KlaasKids to help provide necessary search efforts.  The team of approximately 20, along with trained K-9 and cadaver dogs, rely on community support and donations.

KlaasKids also fights human trafficking and aids in retrieving human trafficking victims.  Additionally, this group of volunteers helps influence legislation to improve laws surrounding our youths safety.

Recently, KlaasKids has been involved in helping locate Tiffany Daniels, a 25 year old woman who is missing from the Pensacola area.  In conjunction with KlaasKids, her family is hosting a Swing Dancing event tomorrow, Saturday, March 22, 2014 from 7-10pm. They hope to spread awareness about human trafficking.  Please come out to the American Legion Downtown Post 33 at 1401 Intendencia St., Pensacola, FL 32502. For more information on how to help find Tiffany Daniels, visit their website

Aprils Pensacola Print-a-Thon
This free service, brought to you by KlaasKids, is a safety precaution and serves as a great opportunity for you to talk to your children about safety.  KlaasKid volunteers will be on site to offer finger printing services and portraits of your children (must be 3 months and older).

This simple process takes about 2 minutes per child.  KlaasKids utilizes a high technology system that collects digital fingerprints without ink. They also provide DNA collection kits to parents. KlaasKids does not store this information; they provide, you, the parent, the only copy.  So mark your calendars and swing on by Hill Kelly Dodge on Pensacola Blvd. from 10 am to 2 pm Saturday, April 5, 2014.

A few tips to help you keep your children safe:
  • Talk with your children about safety.
  • Show your children the safest routes to and from school and ensure they use the buddy system.
  • Insist that your children be home before dark.
  • Know your children's friends including their names, addresses and phone number.
  • Being educated yourself!  Did you know? The weekend is most targeted time for child abductions.

Every quarter, the Pensacola Association of Realtors releases local real estate market reports.  I want to share with you the results of the 4th quarter of 2013.

Here are a few highlights:
  • Prices are up but price growth is slowing:  The current median home price was $149,400 for Pensacola compared to $197,000 National Average
  • Florida's economy has outpaced the rest of the US:  Employment is strong and on an upward trend with lower unemployment than the national average
  • Pensacola area New Construction is on the rise with almost 10% more new construction than the national average.
  • Home Ownership in the Pensacola area is more affordable than most markets:  The monthly mortgage payment to income ratio was 8.7% for 2013 in Pensacola with 14.9% for national average.
Interest rates are expected to increase some during 2014 with a projected average 30 year fixed mortgage rate of around 5% for 2014.
