Renting in Pensacola: Pet Friendly Rental Housing

You don't have to get rid of your pet to rent a house!
Unless you have a Pit bull, Rottweiler, or a Chow...

Aggressive Breed Dogs
Let's go ahead and get that out of the way.  Unfortunately, we can not accept dogs that will affect the owners insurance. There is no standard aggressive breed dog list (that would be easy!) It varies between companies and policies. This is one of the reasons we accept most pets on owners approval, as we need to run all pets by the home owner.

Common pets found on the list include:  Pit Bulls, Staffordshire Terriers, Dobermans, Rottweilers, Chows, Presa Canarios, Akitas, Huskies, Wolf hybrids, German Shepherds, and American Eskimos. The dog can also be included in this list if it is more half or more of one of the above listed breeds. I've even seen chihuahuas on the list!

We are sorry. :( It is merely a matter of keeping the homeowners insurance in tact, which is especially important during hurricane season! Homeowners insurance in our area is expensive and hard to secure and keep. Per most insurance policies, the policy can be cancelled if an aggressive breed animal is on the premises.
There is typically no chance of getting Pit Bulls, Dobermans, Rottweilers, or Chows accepted in our properties. For other breeds, we typically consult with the owner of the property for approval or denial for your pet based on their preferences and their insurance company's policies. For pit bull. doberman, and rottweiler dog owners, we suggest checking with private homeowners.

Define Pet
If you feed it, bathe it, clean up after it, love it, or take it outside, it's a pet. You must disclose any pets including gerbils, fish, mice, reptiles, etc. All pets are subject to a minimum $250 nonrefundable pet fee

Other factors when considering pets:
1. Number & Type of Pets- One pet is usually a go if advertised pets on approval. Conversely, 4-6 pets is usually a no when renting a home!
2. Age of pet(s)- Facts of life: Babies cry, Puppies chew. Mature animals do considerably less damage than immature animals.
3. Size of pet(s)-Larger pets have the ability to do more damage.
4. Flooring Type- Some owners with light colored carpeting do not allow pets.
5. Adequate fencing and yard space- Important to some
6. Homeowners Association Restrictions- Some subdivisions, mainly condos and town homes, have certain pet restrictions.

Our goal is to provide plenty of nice, pet-friendly rental homes! Most of our agents have pets that are part of our family, and we understand your need for a nice home to include them.
Generally, the advertisements on our website will have some specific information about pets if the owner has expressed restrictions. Some examples include, no cats, no reptiles, pets under 50 pounds, 1 pet only, no pets, etc.

You must send a photo of your animal(s) with your application and make sure to provide the 1) type of pet, 2) breed 3) age 4) weight in order for pets to be processed. You may email your photo to the property manager or to for approval.

Increase your chances of getting your pet(s) approved!
1. Send the picture with a write up about your pet(s). Describe your pet to the property owner including what your pet likes to do, whether your pet is kennel trained, or took an obedience class or two. Make sure to include all the pertinent information above. Call it his/her pedigree.

2. Include vet records, shot records, and proof of flea medication with your application. This lets the owner know you are a serious pet owner and take good care of your pet(s). Ask for a letter from your vet, and ask them to comment on your pet(s) temperament if they will!

3. Offer an extra $250 refundable deposit to the owner! If you have multiple pets, this is not a bad idea to offer some extra security. As the rental market continues to thrive, we can receive multiple applications in the same day. Homeowners will chose 1 pet over 3 most days.

Santa Rosa County is known for its waterfront and golfing subdivisions as well as its A school districts! Pace, FL is located East of Pensacola and West of Milton in Santa Rosa County.
The Stonebrook Village Community is one of the most popular, gated communities in Pace. It is located off Woodbine Rd. near the "five points" intersection (Quintette Rd., Chumuckla Hwy, and Berryhill Rd intersections!) and situated along the Stonebrook Golf Club. It's a 10-15 minute drive to Pensacola, UWF, shopping, UWF, I-10 and more!

Stonebrook Golf Club
The Stonebrook Village Community was constructed with and around this beautiful golf course. This 18 hole regulation golf course is a favorite among locals. Recently, the Stonebrook Golf Club partnered with the Tanglewood Golf Community in Milton to get access to both courses for one membership fee. Annual membership runs around $1,800 per year for a single membership or about $2,200 a month for a family of three. Homeowners who pay the $240 golf assessment towards capital improvements on the golf course; therefore, they receive a $240 gift card to be used a the golf shop or on the golf course.

Regardless of whether or not you are a golfer, this attractive water and sand golf course offers an excellent atmosphere.

Cheapest Gas Prices @ Gas Stations in Pensacola, FL

Gas prices around the nation are on the rise (again)
Use these tips to track the best bargain prices for gas in Pensacola!

With regular gas prices nearing $4 per gallon in Pensacola (is $4 at the BP downtown!) we look for ways to help you save a few dollars at the gas pump.

Location, location, location!

Santa Rosa County has cheaper gas than Escambia County! It's something we've known for a long time, although I'm unsure as to why. On average, Santa Rosa County has cheaper gas. Out of the 15 gas stations with the cheapest gas today, 9 of the 15 are in Santa Rosa County, mostly Milton.
I would say the exception to this is Gulf Breeze where there are less gas stations and more demand for gas because of Beach Traffic. Comparing the most expensive gas prices, 6 out of 15 in our area were reported in Gulf Breeze! However, if you are in Milton, Pace, or Navarre-- Fill up!

Check out this "heat map" I found showing average gas prices by zip code for Escambia and Santa Rosa Counties! This says volumes about where to and where not to fill up in town!

Obviously, Southwest and West Pensacola near Pensacola NAS and Milton appear to have the cheapest gas on average.

Our favorite technologies to track gas prices:
Gas prices vary in the Pensacola area as much as $.20+ per gallon. If you're pumping 15 gallons, that's a savings of over $3 per fill up, which could save you over $150 a year if you fill up weekly. Use these technologies to track gas prices in Pensacola, Pace, Milton, Gulf Breeze, and Navarre.
1. Search the entire state of FL's gas prices including Pensacola gas prices.  You can also use for a URL you can easily remember!

The website, powered by Gas Buddy, encourages consumers to input current gas prices at gas stations they pass. Consumers get points for posting prices. If you have enough points, you are entered to win a weekly $250 gas card giveaway. Of course, you also help the other members in your community.

2. Gas Buddy- the mobile app! Free mobile app powered by Gas Buddy that allows you to view and input local gas prices easily from your cell phone. You can use either the website and/or the mobile app to gain points.

3. is now tracking and reporting gas prices. If you are new to the area, and unsure of where major roads are, you may want to use the mapquest version. It doesn't track as many gas stations as but it does have a nice map layout where you can easily find gas prices at the closest gas stations to you.

Other ideas to save money on gas:

* Gas Stations Reward Savings cards like the Tom Thumb Card allow you to convert purchases into points which equal savings on your gas. You can even purchase gift cards and receive points. Once you get 100, you can save $.10 per gallon of gas; once you reach 1,000 you get $1 off per gallon of gas!

* Walk, bicycle, or run! We live in Florida- come on guys. Get out there and enjoy the sun.
* Carpool. We have a few co-workers who carpool to work. It saves them around a tank a month.

Tis' the season for Charity 5K Runs in Pensacola
Pensacola hosts over 50 running events in the Spring 2012 season.
We've compiled a fairly comprehensive list of Spring and Summer walks and runs, including 5K's in the Pensacola area. So pick your favorite(s), register, and lace up your sneakers!

April 7, 2012~ 8:30 a.m. UWF Bunny Dash 5K through UWF campus including a nature trail. Sounds like a lot of fun, only $15, (free for UWF students!) but I do not see that it benefits a charity.

Bald Eagle spotted on Pensacola Beach, FL

Spring is here- and so is our national's beloved bird!
The American Bald Eagle visits Pensacola Beach for Spring Break~

We're not sure if this guy (or gal) makes his home in Pensacola Beach or if he came to celebrate the last day of Spring Break, but we are sure glad we caught him on camera this Sunday morning flying around the soundside on Fort Pickens Rd. near the entrance to Fort Pickens.
The whole encounter with the bald eagle lasted less than 5 minutes.  Here's how it went:

8 a.m. Sunday morning on the soundside of Ft. Pickens Beach.
I'm looking for birds, and spot a group of a dozen seagulls feeding.

In flies this guy, and away all the other birds go!

He sat perched upon the piling for a few minutes, before landing on the beach.
Then, of course, something spooked him and off he went!

It is the first time I've seen such a creature and was glad to have my camera  (with zoom) ready to go.
Other local sightings
I have read online that a few bald eagles have been spotted in the Perdido Key/ Southwest Pensacola area as well as reports in Milton and Navarre in Santa Rosa Counties, FL.
Although sightings are rare, it appears that bald eagles do make their home in Northwest Florida! Who can blame them?

Orders to Pensacola NAS or Whiting Field NAS?

PCS'ing to NAS Pensacola?
Here's some tips to help you with the move.

If you have military orders to Pensacola and are unsure about the Pensacola area, you have come to the right place. Our office helps military service members and their families with their relocation to the Pensacola area every day.

Naval Air Station Museum in SW Pensacola, FL~
Pensacola is home to a Naval Air Station, the Blue Angels, and the National Aviation Museum. With such history and infrastructure, we also have several military bases in the local area including the following:
1. Whiting Field NAS in Milton, FL~ Northern Santa Rosa County off Stewart Street
2. Corry Station in Pensacola, FL~ Southwest Pensacola off Navy Blvd. / New Warrington Blvd.
3. NAS Pensacola in Pensacola~ South Pensacola with two entrances- the front gate off Navy Blvd. in South Pensacola and the back gate off Blue Angel Pkwy and Gulf Beach Hwy in Southwest Pensacola near Perdido Key Beaches.
*4. Hurlburt Field AFB in Mary Esther, FL~ Lcoated in Okaloosa County between Navarre, FL and Fort Walton Beach, FL. It's location right off Hwy 98 causes traffic congestion in the morning and afternoons.
*5. Eglin AFB in Crestview, FL~ Located in Okaloosa County south of Niceville and Northeast of Hurlburt Field AFB.

*We don't handle many properties in Okaloosa County near Hurlburt or Eglin but you can search this area's MLS with the following link: ! Many people prefer the Navarre and Fort Walton Beach areas to be close to Hurlburt Field AFB. Traffic gets heavy on Hwy 98 so keep that in mind when planning your move.

Moving near NAS or Whiting Field
You can pretty much live anywhere in Pensacola (even Cantonment, Gulf Breeze, Pace) and get to Pensacola NAS in under an hour.

If you are in flight school and need to train at both bases, you may want to consider living in the Northeast Pensacola area (32514, Northwest 32534) or in Pace, FL (32571) which is in between both bases. You can hop on I-10 to Milton's Whiting Field NAS and go down Pine Forest Rd. to get over to NAS Pensacola's back gate of I-110 to get downtown and use the front gate. You could also live farther south in Pensacola and hop on I-110 or I-10 to get up to Milton! Remember, the military clause does not allow you to move from your rental home unless you are more than 35 miles away from your new duty station. Most homes in Pensacola do not meet this criteria (although we have some waterfront townhomes at Innerarity Point Rd that do! photo below) so make sure to be familiar with the guidelines set forth by the military clause.
If you are being stationed at NAS Pensacola (32507) or Corry Station (32506), you will probably want to be close by and can live in downtown Pensacola (32501, 32502), South Pensacola (32505), Southwest Pensacola (32506, 32507), or West Pensacola although if you fall in love with that house in Cantonment (32533) with 2 acres, it's still < 30-45 minute drive to base.

There are a good variety of townhomes, condos, and single family residences with garages and fenced yards in the Pensacola area and surrounding cities. Use this zip code map to help you while you search!

Santa Rosa School districts, on average, have better school rankings than Escambia County Schools. Santa Rosa County entails the cities of Gulf Breeze, Navarre, Pace, and Milton, FL (32570) with Pensacola, Cantonment, Pensacola Beach, and Perdido Key in Escambia County. Because of this, inventory in Gulf Breeze stays low especially in Gulf Breeze Proper (the area just east of the 3 Mile Bridge) as there are not a lot of rental homes in these areas.
Navarre also rents fast due to the proximity between both bases and to Hurlburt Field AFB.

If you want to live waterfront or with a waterview- you can do so all throughout the Pensacola area including NE & SE Pensacola off Scenic Hwy, off Lillian Hwy or Hwy 98 in SW Pensacola, off Bayou Chico or Bayou Texar in South Pensacola, out in Perdido Key or off Innerarity Island! Even in Gulf Breeze Proepr (it'll cost ya') and Milton have some waterfront homes. We usually have a nice selection of townhomes and condos in these areas although rarely any single family waterfront homes.
There are a few areas that experiences traffic delays during specific rush hour, with afternoons around 5-6pm being the worst. They include but are not limited to Cervantes near 17th, Hwy 98 in Gulf Breeze through the National Seashore, Davis Hwy near I-10, 9 Mile Rd., Brent Ln. near I-110, Hwy 90 near Woodbine, I hear it's really not bad compared to other bases!

Is it in a "good" neighborhood?
I did a blog recently about this question because we get it all the time. Realtors are not allowed to comment on neighborhoods and locations so we have a few suggestions to help you research the local neighborhoods in Pensacola. Read this blog for felony & sex offender searches, school district information, police dept information, and helpful tips about choosing your next home from afar.

Can you rent a home sight unseen?
Many companies have their own policies concerning this. Some companies will not allow you to rent a house sight unseen. We prefer if a family member or co-worker could visit the home and drive through the neighborhood prior to you signing a lease. If you were to rent something sight unseen, it would most likely come with a sight unseen addendum which states that you must fulfill your lease obligation. This sometimes leaves renters unsatisfied- definitely read my previous blog on Moving to Pensacola and google map the address of any homes you are considering renting sight unseen. Homes are going fast in our area- you may miss out on one or two if you wait to secure a home so more people are renting homes sight unseen.

Spring Break 2012 hits Pensacola Beach~

As we honor the first day of Spring 2012...
We also hit Pensacola Beach- along with a few thousand Spring Breakers!

Escambia County public schools are currently on Spring Break, with Santa Rosa County schools back to school Monday after completing their Spring Break. I suspect many other schools are on Spring Break because traffic was a nightmare this weekend over the 3 mile bridge as locals and tourists alike packed the beaches.

Unlike our neighbors to the east in Panama City Beach, FL, Pensacola Beach's Spring Break is more of a family atmosphere- not a party town.

The parking lots are packed with license plates from Texas, Arkansas, Wisconsin, Georgia, and Louisiana just to name a few.

There are parasailers, tons of boats, jet skiers, tubers, swimmers, men playing football, and women laying out. People are walking up and down the beach, flying kites, jumping waves, collecting shells, fishing, bird watching, masking in the sun, surfing, snorkeling, building sandcastles, and even those just relaxing.
We love to feel the warmth of a Spring Day, and to see our beloved beaches being enjoyed to the fullest. So get out there and get to Pensacola Beach like the rest of us!~

Here's a few tips to help you enjoy Pensacola Beach:

1. Wear sunscreen. Half of Pensacola is walking around burnt today (or will be by next week!) The suns rays peak from about noon to 2pm, which is considered the danger time zone for your skin! You can even develop a severe sunburn from walking around on a cloudy day.

2. In peak seasons, like spring break, you have to be on the beach by about 11 am to avoid the traffic that consumes Gulf Breeze Proper and downtown Pensacola. Just get there early and you won't have a problem.

3. Drink plenty of water to avoid dehydration. Avoid too much alcohol when in extreme heat or direct sunlight!

4. Learn about Rip Currents before you get in the water and always pay attention to the warning flags. Never try to fight a rip current, swim with it parallel to the shore. Lifeguards are on stand from 10 am to 6 pm and on certain beaches! If you have never swam in the ocean before, go to one of the more populated beaches with lifeguards. Drowning deaths are more common than they should be as most can be prevented.
5. Don't feed the seagulls! They will invite their seagull friends, never leave, and the people around you will probably get mad.

Waterfront Condo Living: Bayview Terrace in SE Pensacola Heights~

We get a lot of calls looking for affordable one and two bedroom condos in East Hill and downtown Pensacola. While availability is scarce (and pricey) in these areas, it's neighbor to the east, East Pensacola Heights is also very popular among locals.

One of our favorite and one of the most affordable condominiums is called Bayview Terrace, which is located at 710 Scenic Hwy, Pensacola, FL 32503.  Located just minutes to the beach, I-10, downtown Pensacola, and Gulf Breeze, this location is highly desired.

The complex is waterfront and low-density with only 74 units. It's located along Pensacola Bay with a New Orleans Courtyard style build with the pool inside the courtyard and all units facing the courtyard.  The property is tropically landscaped and features a sparkling clean pool and clubhouse.

Perdido Key Sunset: The countdown to Spring continues!

The Perdido Key Sunset is breathtaking. Make sure you catch the show.

There are several  places to watch the sunset in Perdido Key.
My favorite is off Johnson's Beach off Perdido Key Blvd. It's the perfect tranquil spot to watch the sunset in Northwest Florida. However, Perdido Key offers several public beach access points with a perfect view of the show for free.
I recently watched the sun set along beach access #2. Here's a few photos from my experience:

Bayou Texar Public Boat Launch- 24 hour public boat launch with over 2 dozen parking spaces. Located in SE Pensacola at the corner of Strong and Bayou Blvd. Located along Bayou Texar.

Bayview Park Public Boat Landing- 24 hour hour public boat launch located at 2000 E. Lloyd Street, Pensacola, FL 32503 in SE Pensacola. Also located along Bayou Texar with picnic tables and grills.

Coronado Boulevard Public Boat Ramp- Located off Coronada Blvd. off Innerarity Point Rd., Pensacola, FL 32507.

Galvez Landing Public Boat Ramp- Located off Galvez Rd., Pensacola, FL 32507 along Perdido Bay with over 46 parking spots.

Millview/ Heron Bayou Public Boat Ramp- Lillian Hwy & Dog Track Rd., Pensacola, FL 32506 along Perdido Bay. Only 4 parking spots!

Navy Point Boat Ramp- SW Pensacola @ W. Sunset Ave and Greve Rd., Pensacola, FL 32507. Larger boat ramp with over 56 parking spots located along Bayou Grande and Pensacola Bay.

Park West Canoe & Kayak Launch / SRIA - Fort Pickens- Fort Pickens Rd., Pensacola Beach, FL 32561. Over 200 parking spots for a canoe/kayak launch. You can not launch your boat from here!

 Pensacola Shipyard Marine Complex- 700 South Myrick St., Pensacola, FL 32505. Located along Bayou Chico and Pensacola Bay. $5 fee for parking.

Quietwater Beach Wayside Boat Ramp- Pensacola Beach Overpass Ramp- small parking lot to accommodate a few vehicles.

Sanders Beach Recreation Complex- 913 S. I. St., Pensacola, FL 32501. Accommodates 14 vehicles with trailers.

Smiths Fish Camp Pay Ramp- 3509 Smiths Fish Camp, Pensacola, FL 32514 located along Escamiba Bay and Escambia River with over 80 parking spots for a $4 fee.

Swamphouse Marina and Boat Ramp- 10421North Davis Hwy, Pensacola, FL 32514. Open 6 to 8pm, this commercially owned boat launch cost $5 and offers over 50 parking spots.

McGuires 5K St. Patricks Day Run~ Get involved!

Pensacola celebrates & welcomes Spring!
With beautiful weather comes the season for charity walks and runs in Pensacola.  

It's one of our favorites restaurants- the one we bring all our out of town guests to and definitely our favorite restaurant to celebrate St. Patricks Day with! McGuire's Irish Pub is an award winning restaurant and a favorite among locals with locations in Pensacola and Destin, FL.

It's a Pensacola tradition- one that's been around since they opened in 1977. 

McGuire's is such a part of Pensacola's history that the restaurant has developed its own traditions!  Here are a few of those traditions

1. Dollar bills hanging from the walls and ceilings.
Since 1977, people have been posting dollar bills on McGuires bar, walls, and ceilings. Currently there is over $550,000 covering miscellaneous surfaces inside McGuire's!

2. Kiss the moose!
If it's your first time at McGuire's and you tell your waiter/waitress~ they will make you kiss the moose. It's just something you have to do.

3. Which bathroom am I supposed to go into?
Everytime I go to McGuire's, I still have to think about which bathroom to go to. The sign says Ladies room this way with an arrow pointing to the ladies room, but is on the mens door (and vice versa). I also always see unsuspecting customers standing in confusion which is part of McGuires' charm.

4. McGuire's 5K Run & Party!
Tomorrow is the last day to sign up for the 35th Annual McGuire's St. Patrick's Day Run! The run is this weekend, March 10th, 2012. A map of the route .

In it's 35 year, this is one of (if not the biggest) runs in the Pensacola area. With a $25 donation, runners jog through downtown Pensacola along Bayfront Pkwy and 9th Ave. Many military members participate in this race as one of the beneficiaries is the Injured Marines Semper Fi Fund. Other beneficiaries include the Pensacola Police Department and Boy Scouts.

5. McGuire's Running Club!
McGuire's also has a running club that meets every Tuesday night at 5:45 and runs approximately 3 miles. Participation is free. Everyone is welcome to attend. You even get a discount on your meal if you show up in your running club t-shirt. The website says over 11,000 Pensacolians have run with the McGuires Running Club! And if you don't want to join the runners, just be cautious on Tuesday evenings when driving in downtown Pensacola.  

6. St. Patrick's Day Celebration.
The party begins at 11am....
