Downtown Pensacola celebrates Gallery Night~

Downtown Pensacola welcomes you to Gallery Night!
What a wonderful way to discover downtown Pensacola and the businesses that call it home.

Downtown Pensacola's Gallery Night, celebrated several times a year, is a family friendly event that is sponsored by businesses and galleries located in downtown Pensacola. Palafox steet is closed to traffic from 5- 9p.m. on select Friday nights throughout the year. The street party usually lasts through midnight.

Crowd hangs out in front of Hopjacks in Downtown Pensacola~
The Gallery Night crowd is very diverse. The early crowd is a mix of families with children participating in events such as the legal graffiti wall and listening to the different street bands play. As the night dances on, families head home and the streets fill with more of a younger crowd. Hundreds hang out at one of the many bars and restaurants on Palafox, such as Hop Jacks and Global Grill. World of Beer, Palafox's newest bar, has been a big hit at Gallery Night since it's opening this summer.

Shopping is abundant at Gallery Night. Local stores extend their hours to accommodate shoppers.  Visit one of the many art galleries and support a local artist with the purchase of one of their paintings, sculptures, or drawings. Buy some handmade jewelry, pottery, soap, and more from local vendors at Art in the Park, which is set up along the sidewalks and along the street near Seville Quarter.

Several brides and grooms, dressed in their wedding attire, met at the corner of Palafox and Garden streets to get married in a group wedding setting.
There are two more Gallery Nights scheduled for this year including October 19 and November 16, 2012. For a list of participating vendors and updates, follow them on facebook.

Downtown Pensacola has so much to offer with its many festivals and its vibrant downtown with a mix of old world charm and growing contemporary vibe. This weekend, September 28th through 30th, downtown Pensacola will host its annual Seafood festival.

As an amateur photographer myself, I recently attended the Creative Composition Class for my first ever photography class. There were approximately a dozen students in attendance including a varierty of photographers- moms who want to photograph their children, business professionals trying to hone their photo skills, and even nature enthusiasts who want to better capture the Pensacola area's natural beauty. The walking class was informative, fun, and a great value for only $20.

The Pensacola Photo School's next class will be Digital Photography 101 on September 30, 2012 from 2:30-4:30 p.m. at the Pensacola Cultural Center (400 South Jefferson Street, Pensacola, FL 32502). The Naval Air Museum first opened in June 1963 with approximately 8,500 square feet and eight air crafts. Since then, the museum has grown to be the world's largest aviation museum with over 350,000 square feet of exhibits and over 150 air crafts from Navy, Marine Corps, and Coast Guard aviation. The museum will be celebrating its 50th year in 2013 and continues to expand.

Planning your Visit
With over 350,000 square feet indoors, there's plenty to explore in the museum. Plan to spend a minimum of three hours in the museum in order to absorb all it has to offer. They have exhibits for children of all ages including indoor play areas for small children and an outdoor playground.
According to their website, "The exhibits of the National Naval Aviation Museum seek to capture the human element of the enduring history of Naval air power and the eras in which it served and continues to serve. Each represents a chapter of that story - stirring tales of combat actions, scientific discovery, technological achievement, and triumphs of the human spirit."
Hometown USA exhibit~

The museum houses exhibits from the beginning of military aviation and showcases historical events and military personnel that shaped our nation. Thousands of stories and artifacts are preserved at the Naval Air Museum.

Some of the more popular exhibits include:
  • WWI
  • USS Cabot Island
  • Sunken Treasures
  • Pacific Island
  • WWII Aircraft Carriers

There's so much to see, do, and learn at the National Museum of Naval Aviation- no wonder it's the areas top museum!

Outdoor, Waterfront Zumba Classes in Pensacola~

Zumba dance/ fitness classes on the water.
Perfect weather brings a huge turnout at Bayview Park's Zumba fitness classes.

Pensacola has been spoiled with perfect weather this week- lows in the 60's and highs in the 80's.  After a hot, rainy and humid summer, we are thrilled to open our windows and spend some time outdoors.

That must be why so many showed up for this Monday's Zumba fitness class at Bayview Park in Pensacola.  Zumba is a dance fitness class which combines fitness with dancing- including salsa and meringue dance steps. With high energy Latin music, this group (comprised mostly of ladies) danced it out right over Bayou Texar while the sun set!

Around 50 people participate in Zumba at Bayview Park alog Bayou Texar in East Hill, Pensacola area~

Interested in joining the fun? Classes are held every Monday and Wednesday evenings at 6 p.m. at Bayview Park near the water. The cost is $5 per class. You don't need to RSVP, just show up! Call Cheryl at (850) 436-5190 with questions and to confirm class times.

If you're not familiar with all the fun you can have at Bayview Park, make sure to read our blogs on Bayview Dog Park and Water Sport Rentals at Bayview Park.

They also have outdoor Zumba classes along the water at Sanders Beach (1400 Cypress St, Pensacola, FL 32501) in Downtown Pensacola on Tuesdays and Thursdays at 4:30 p.m. The cost is $5 per class. For more information and to confirm times, call Tim at (850) 436-5198 or visit the City of Pensacola's Park and Recreation website.

Of course, many gyms and fitness centers host indoor Zumba, but, come on! We live in Florida. Get outside and enjoy it.

Think Good Credit is not Important?

Think Good Credit is not Important?
Whether renting or buying, having good credit is vital!

Think again~!

Good credit is very important if you want to get ahead in this world financially, and especially if you want to rent or buy a home.  I can still remember the days when it seems lenders would approve a home loan for any adult with a pulse who was willing to sign the application, however that is no longer the case.

Most landlords also check credit and background when you apply to rent a house or apartment. So face it, if you want a nice place to live, you must have good credit.

I was reading an article today that addressed credit and things you can do to improve your score, and I felt it was worth sharing.
http://rismedia.com/2012-09-01/do-your-buyers-need-help-with-their-credit-fitness-2/

Follow the tips above and you can begin to improve your score in as little as 3 months.

But credit is not the only thing that lenders consider.  They look at income and debt ratios and time on the job, and especially for self employed borrowers time in business is of utmost importance.  You must file two years of tax returns in your business that show sufficient income in order to be considered for a mortgage.

Whenever I talk to prospective buyers, I advise them to get preapproved for a mortgage first before looking at homes, because there is nothing more disappointing for both the buyer and seller than getting turned down for a mortgage at the last minute before closing.  And when you speak to the lender, be truthful and provide them with your income documentation to include W2s and your tax returns. The approval is only as good as the info they receive from you, and the approval always has conditions, so make sure you give the loan officer accurate information and let them know about all of your debts.

There is no real approval unless it has been reviewed by an underwriter, this is where the buck stops.  Don't buy a new car, refrigerator, or new furniture or do anything at all to change your debt situation from the time you apply for the loan until you have actually signed the closing papers because they will check your credit and employment the day before closing and you will have to sign something at closing that says your financial situation has not changed since applying for the loan.

If you have a recent copy of your credit report and would like some advice about how you can improve your score, I will be happy to review it with you and help you come up with a plan to improve your credit and you will be a homeowner in no time!

Just give me a call at (850) 473-3983 or email me your list of questios Pam@PensacolaRealtyMasters.com
