Escambia County Schools out for summer!

Today is the last day of school for students in  Escambia county public schools and seniors in Santa Rosa County Schools.  The last day for all other Santa Rosa County students will be June 7, 2013.

Over the next two weeks, a mirage of high school graduations will occur all over the Gulf Coast. We congratulate those students, faculty, and staff for a job well done.

Dog Beaches open on Perdido Key Beach!

Pet lovers celebrate the arrival of dog park on Perdido Key.

Great news:    After closing the Perdido Key Gulf Dog Beach in 2013, there is now one public dog beach in Perdido Key located at:
  • River Road Park, 14484 River Road, Perdido Key, FL 32507
Dogs are not allowed on the Gulf Beaches in Perdido Key.  The dog beaches are still open on Pensacola Beach as well as Perdido Key River Road Park. 

Rules for the dog beaches are posted on site.  Pets must be leashed and picked up after.  The dog beaches are open 6 am to 10 am May 1, 2013 through September 30, 2013 with hours sunrise to 10 am between November 1, 2013- and April 30, 2014.

University of West Florida's College of Business

Excitement lingers as the building's second semester begins.

     While there are many things to do in Pensacola, Florida, some of you come here to get your education. There are two colleges here in Pensacola, Pensacola State and the University of West Florida.

     If you’re looking for a four-year university with the feeling of home then West Florida is the place for you. Located at 11000 University Parkway, Pensacola, FL 32514, it is only twenty minutes from the beach and conveniently has many apartment complexes and restaurants in the surrounding area.

     Recently UWF added the College of Business building which hosts majors such as:

     The COB’s state of the art design adds for a complete college experience. It is located within the beautiful scenery of the campus next to the new engineering building.

Within the building, students are able to interact with their professors as well as their academic advisers whose new offices are located on the second floor of the building. This adds for ease of access when a student needs it. 
     Other cool features in the building are the Outtakes CafĂ© and the Seattle’s Best coffee shop also located on the second floor where students are able to have a quick study break. 

     The first floor consists of three classrooms that have the new technology to enhance a student’s learning experience. The second and third floors host more offices as well as study rooms where students may get the privacy they need in order to study for that big test.

Because this is a smaller community, townhomes in this Pensacola neighborhood do not usually sit on the market long.  In the last two years, townhomes in Cove of San de Loro have sold between $202,000 and $325,000.  +Pam Keen Brantley currently has a 3/2 townhome listed for sale in Cove of San de Loro currently listed for only $210,000.  Due to the few number of affordable, waterfront town homes available on Scenic Hwy, this condo shouldn't sit on the market long.

Professional grilling tips for the perfect backyard barbecue

Grilling season has arrived. 
The unique flavors of sizzling meat on a hot grill are loved by young and old. Whether you're an enthusiastic foodie or a simple family chef, it's time to get outside and perfect the art of the barbecue.

If you're new to grilling, it's easy to make some wrong turns. No one wants to end up with dried out chicken, burnt steak or flavorless ribs. When you're cooking, keep in mind a few tips from the pros from the WETSU BBQ Crew, a competitive barbecue team sponsored by Tree Top.

* Get to know your butcher. 
He can help you pick out the best cuts of meat for your intended use. For example, fat marbling is one of the most important things to look for when selecting a steak, but too much or too little can ruin the cut. Chicken and pork are leaner meat options. Be ready to answer questions about preparation and cooking, because this information will guide his or her suggestions.

* Think about spices. 
Once you have your meat, it's time to visit your spice rack. A harmonious blend of spices will bring out the natural flavor as it cooks on the grill. Some traditional grilling spices include paprika, salt, pepper and garlic, but more exotic spices like cayenne pepper and Cajun seasoning can be used too if you're feeling adventurous.

* Enhance your flavors. 
Barbecue pros around the country have a secret that takes their spice mixtures to the next level: fruit juice like Tree Top Apple Juice, made from 100 percent U.S.A. apples. Using juice, you can enhance the flavors of the spices and meat during the grilling process. Apple is a great juice option because the flavor pairs well with sweet, savory or hot spices. Tree Top Apple Juice can also be injected into the meat to keep it juicy and tender.

* Learn how to cook on a grill. 
When your meat is fully prepped, warm up the grill and get ready to cook. But before you start, keep in mind cooking on a grill is different than cooking on your stove or in your oven. Thin-cut meats cook better with direct heat like a charcoal or gas fire. Chicken, thinly-cut steak and pork chops will cook quickly and evenly. On a gas grill, use all the burners to ensure the heat is even throughout the grill, and grill with the hood down as much as possible. When turning meat, use a spatula or tongs. Don't poke it, because this allows juices to escape and can result in a tough, dry main dish.

These tips should help you get the perfect grilled foods; but remember: if at first you don't get it right, try again. With so many different steps and factors to consider, it takes practice to get the perfect succulent barbecue. Why not try this recipe for a tasty start to your grilling season? Your family and friends won't mind being the taste-testers, and with so many wonderful scents floating through the summer air, your neighbors might be knocking on your door, as well.

Doc's Beef or Brisket Rub

2 tablespoons paprika
2 tablespoons garlic powder
1 tablespoon celery salt
1/4 cup kosher salt or sea salt
1 teaspoon cayenne pepper
1/4 cup light brown sugar
2 tablespoons chili powder
1 tablespoon oriental mustard (dry)
2 tablespoons onion powder
2 tablespoons course ground black pepper

Mix all dry ingredients well. Rub thoroughly on brisket or heavy beef. Use fresh spray bottle with Tree Top Apple Juice to spray down all dry ingredients on meat. Rub in thoroughly again because the apple juice activates the dry spices. Allow to marinate 4 to 6 hours or overnight if possible. Keep refrigerated.

Cook on smoker or any indirect heat for 6 to 8 hours or until internal temperature reaches 192 F ; Smoker or grill temperature 225 F to 240 F.

We sure are glad to have Celia Kafka, our community association manager, on our team.  When it's comes to all things crafty, Celia is our go to woman.

Realty Masters has a dining room/ conference room table at our office with 6 chairs that badly needed a facelift. After years of use, they were stained and worn.

We used 3 yards of fabric to recover 6 chairs.  We chose a more durable, leather type material that would show less dirt! 

The supplies you'll need:
  • Screw driver
  • Fabric
  • Scissors
  • Staple gun & staples

With 5 easy steps, Celia was able to recover our chairs in less than an hour.

Here's how she did it:

Disassemble the chairs
by removing the screws
on the underside of the chair.

Step 1:  Choose & purchase your fabric.  This is the fun part. Choose something durable or that matches your color scheme. 

Step 2:  Disassemble chairs. Flip the chair upside down.  There were four screws on the underside of the chair that secure the cushion to the chair.  Remove the screws and set aside. Remove the cushion from the chair.

Step 3:  Measure and cut the fabric to fit each cushion.  Make sure to leave a few inches extra on each side as the fabric tucks under the seat and is stapled to the underside of the cushion. 
Step 4:  Staple the new fabric over the old!  You may have to remove the old fabric in some cases, but we did not have to here which saved us some time.

Step 5: Reassemble the chairs. That easy!
For under $25 and less than two hours time, Celia was able to make these chairs look and feel brand new again. Thanks Celia!

If you are buying or own a rental property in Escambia or Santa Rosa Counties in Northwest Florida and want to know what improvements tenants are demanding, this article is for you.

Pensacola area single family homes and apartments in good condition are in high demand right. Northeast Pensacola near education and hospitals, Southwest Pensacola near the NAS Pensacola Naval Bases and the Downtown Pensacola/ East Hill/ Gulf Breeze Proper areas are in the highest demand with rents raising upwards towards 2007 and 2008's rental rates.

However, the Pensacola rental market is saturated with an excess of 2 bedroom apartments and homes, many of which are in need of desperate updating. Let's face it, nobody likes the 1970's harvest gold stove, floral wallpaper, or the gold chandelier that came original with your house. We find that tenants who reside in updated apartments are almost three times as likely to renew their lease than those living with homes decorated twenty years ago.

Want to reduce your vacancy time and likewise increase your monthly rental rate?  It's time to update your home.  And these tips don't just apply to homes built before 1985; many 90's homes are now turning 20 and in need of cosmetic and mechanical updates. This tips apply to homeowners trying to sell their homes too!

Here they are, the 5 Easy Improvements for your Rental Property:

1.  Update your lighting!  You don't have to go super expensive.  Lowes & Home Depot both carry the two packs of 2 lights in bronze and brushed nickel for under $25.  You can even get 6 packs online for under $50.  Do it!

You should have a few ceiling fans in your home. We live in Florida; with severe heat and humidity, ceiling fans are a must in, at minimum, the living areas and the master bedroom of any home or apartment. Plus, ceiling fans help lower utility bills and improve the air quality inside your home.

2. The 90's wallpaper has gotta go.  Out of all the homes we've ever viewed, we suggest homeowners remove about 90% of the wallpaper we encounter. 

In many cases, it's not considered neutral and doesn't appeal to the majority of our renters, especially if it's old or outdated.  Floral and striped wallpaper will not match your tenants' furniture.

Not only do many renters dislike wallpaper, they don't know how to properly care for it.  If climate isn't controlled properly, the wallpaper tends to start peeling.  It can also hide mold & mildew in your bathrooms and kitchens. Take the time or spend the money to have the wallpaper stripped, removed and paint the walls a nice neutral tone.

 I'm going to throw wood paneling in this category too. It's just not in style anymore and should be primed and painted a nice neutral tone.

3.  Add to your curb appeal.  Pressure Wash!  Prep the area with bleach and rent a pressure washer.  In less than a day, the exterior of your home and sidewalks can  Plant a few flowers. Don't let your front flower bed or the area by your door become uninviting. Spruce up your front porch area with a hanging basket with a fragrant and/or colorful plant.

4.  Kitchens and bathrooms sell homes; update your home accordingly. There are several inexpensive ways to remodel or update your kitchen and/or bathroom.

    Updating this stove & painting the paneling will yield
    a higher rental rate for the future! 
  • According to consumer reports, the average kitchen appliance is replaced every 10-15 years. If your appliances are original to your older home, you may be losing money. Hardware stores always have clearance appliances and sales. You could even consider a newer used appliance, or even painting your older appliances if they are still working good. 
  • Very cheaply, you can update knobs on kitchen and bathroom counters & drawers, change out the brass towel bar, or remove that 70's medicine cabinet/light combo.
  • Is your vinyl floor stained or discolored around the toilet or tub? It could also be hiding mildew underneath. Replace it!

Everyone loves a nice, private fenced in backyard! 
  • Did you know that you can spray all types of tiled and porcelain surfaces including your green tub, orange sink, or pink toilet? You can pay Pensacola area companies for this service for a few hundred dollars. If this is the difference between your home selling and it not selling (or renting!), it's well worth the investment.
  • We're assuming you've already removed your wallpaper and updated your lighting! 
5.  Fence in your yard; especially those of you with partially fenced yard that just needs a few feet to fully enclose the yard.

Homes without fenced yards take an average of 30+ days longer to rent than homes with fenced yards in the Pensacola real estate market.  Whether security, to let the dog run free, or allow the children to play, most people in the Pensacola area prefer a fenced yard over an unfenced.

5 Tips to Keep your Security Deposit Protected!
A Property Manager gives their best tips on how to get back your security deposit.

If you are planning on moving out of your rental home, follow these 5 easy tips to get the most refund from your security deposit check.

1. Carefully read your lease agreement when you move in and 90 days prior to your lease expiration.
This will help you abide by all lease terms, give proper move out notice, and ensure you receive your security deposit. Know what your expectations are and know what the landlords expectations are.  Seriously, just read it all!

2.  Florida law requires that notices to and from a landlord to be in writing.
Always put things in writing and keep copies of all correspondence. Prior to moving in, identify the items in writing that you need be fixed. Put this in writing and make it as part of your lease agreement.

FL law also requires that your landlord provide in writing to you information about your security deposit.  Make sure you receive this and refer to it throughout your tenancy.

FL statutes and your lease agreement may advise you to mail your 30 day notice to vacate via certified mail at the post office.  Make sure to abide by all applicable rules, laws, and lease agreements.  (Side note: Each state's laws vary.)
Take photos of any damages or wear throughout the home! 

3.  Upon move in, fully inspect & document the interior and exterior of your home.
Do a thorough walk through of the home:  flush all toilets, run all faucets, check inside closets and sheds, close and open all windows, etc.  Fully document the property condition and return your move in inspection to the landlord as soon as possible with a date stamp, time, and signature accepted by landlord. Take plenty of photos, videos, and clearly document the property condition upon move in (and again upon turning over the keys when you move out!)

Document any carpet stains, tears, etc. 
4.  During the tenancy, make sure that you document any damages or new discrepancies throughout and around your home or apartment.
Report any necessary items to landlord immediately to safeguard the property and protect your deposit. Take photos and keep a log.  Return a copy to landlord at move out along with your move in inspection documentation.

5.  Hire a cleaning company to do your move out. And if your lease requires, hire a professional carpet cleaning company.
Let's face it:  Moving is hard! You have to organize, prioritize, pack, schedule, clean, pack some more, work, clean, etc. I'm tired just thinking about moving again.

You have to realize how much work is involved and how little time there is to complete the large list of chores involved in moving your home and family.  You have months, sometimes years of dust, dirt, and memories built up in this house. Expect to spend $75-$400 for a good deep cleaning, apartment or house cleaning. It takes hours to scrub baseboards, walls, windows, move appliances and clean under them, scrub mildew from showers and grout, etc.

After months and years of traffic and dirt, your carpets need to be professionally cleaned. If your lease requires a professional carpet cleaning company, you must have this service done and provide a receipt in order to avoid charges from your deposit. If you have pets, you may be required to use a pet enzyme to treat odors when cleaning the carpets. The cost for professional carpet cleaning ranges from $50-$300 with an average cost of about $150 per home.

You will be a lot happier spending that money on a professional cleaning company and concentrating your efforts on unpacking and organizing your new home!

New Stores open in Pensacola~

Pensacola, grab your pocketbooks!
Pensacola celebrates grand openings at several new stores.

We are excited about several new retail stores and restaurants opening in the Pensacola area. Have you seen the new businesses popping up around town?  Here's a quick run down of some new and upcoming stores in the Pensacola area.
New Stores at Cordova Mall in Pensacola near Pensacola Airport
Several new stores open inside Cordova Mall in Pensacola 
Cordova Mall, located at 5100 N. 9th Ave. in Pensacola, opened several stores in April 2013 sure to rank high among the ladies:
  • Sephora- Personal care items, mostly makeup, hair and skin products, and perfume
  • Dressbarn- Like the name entails- dresses, dresses, and more dresses (plus a few accessories.)
  • PS from Aeropostale- Trendy children's & young adults clothing and accessories.
    Dicks Sporting Goods coming to Pensacola, FL Cordova Mall
    Dick's Sporting Goods opening at Cordova Mall
  • Dick's Sporting Goods- Expected to open this summer at Cordova Mall. Dick's Sporting Goods carries outdoor sportswear and apparel as well as outdoor, exercise, and sporting equipment.
DSW in Cordova Commons off Airport Blvd. in Pensacola

Across the road, we celebrate the opening of DSW~ Designer Shoe Warehouse at 1650 Airport Blvd in the Cordova Commons. With boots, shoes, and sandals for all ages in all styles, you're sure to find some new footwear for your entire family here.

The once vacant complex is now a busy parking lot with major stores Ulta, Fresh Market, and Marshalls opening in this location earlier this year. 

Finally, constant construction is underway at University Town Plaza, formerly University Mall, located at 7171 N Davis Hwy, Pensacola, FL 32514.  The anchor stores Sears and JC Penny have remained in this location while the rest of University Mall shut down over five years ago.

With serious construction on an outdoor mall underway, University Town Plaza is expecting several stores that will bring customers including: 
  • Academy Sports & Outdoors which opened April 2013 in its new location at University Town Plaza.
  • Cheddars Restaurant opened in April 2013 and has been busy since! They serve a little of everything with soups, salads, steaks, ribs, hamburgers, and classic dinner meals!  (We've heard it's good but none of us have fought the crowds yet.)
  • Toys 'R Us is to be relocated here with the addition of a Babies 'R Us
  • Burlington Coat Factory is coming this fall.
  • Motherhood Maternity is slated to open soon!
  • Other restaurants like Jimmy Johns Sandwich Shop are confirmed to open soon also.
