Without a proper marketing strategy for your rental home, vacancy time can be one of your most costly expenses. The classic rental investment strategy includes a buffer of up to 10% of your gross rental income to be set aside for vacancy costs. For example- if your home rents for $1,000 per month, this could be up to (or more than) $1,200 per year in vacancy costs. 

Of course, your mortgage doesn't stop when your tenants vacate. Your best course of action is to begin advertising your home at least 30 days prior to the vacancy.

We recently read an article from Trulia that gives us a look at a few top errors that could portray your property in a bad light. Here's a summary of the top 4 photo mistakes their experts see with examples.
1. Having one photo or no photos at all leave the prospect uneasy. Technology has advanced far too much for this! Renters will skip over your home and move on to the next. 

2. Improperly using light to showcase your photos can totally change the way it's interpreted
3. Missing pictures of any or all of the following leave people wondering and unsure: Bathrooms, Closets, Kitchens, Outdoor living spaces, Unique add-ons.

Five basic steps to making a house your home

Five%20basic%20steps%20to%20making%20a%20house%20your%20home Owning a home remains a key element of the American Dream. In fact, a recent survey by TD Bank revealed that 84 percent of young renters (ages 18 to 34) intend to buy a home in the future. While it is exciting, home buying can be overwhelming and complicated if you don't have a general knowledge of the process.

Equipping yourself with the right tools will allow you to navigate the complexities of the home-buying process. Here are five helpful steps to follow on your way to homeownership.

Step 1: Learn the home-buying ABCs: Build your homeownership knowledge by participating in a first-time homebuyer class at a local non-profit agency in your community to answer any questions you may have. Staying well-informed will help you feel confident and in control of this major financial decision and nip any initial questions in the bud.

Step 2: Get out your calculator: Owning a home requires a large investment of time, energy and money, so make sure you are careful when making the decision to buy. If you're like 43 percent of survey respondents, staying within budget is the top consideration. It is important to determine how much you can afford - you don't want to fall in love with a house out of your reach. When applying for a mortgage, the bank will assess your debt to income ratio. By looking at your income and current monthly debts, you can determine your ideal monthly payment. From there, you'll be able to narrow the focus of your house search to homes in your price range. Be sure to include down payments and other upfront costs in your calculations.

A few free, helpful online tools can help you determine just how much you could potentially afford. For example, visit and check out its mortgage calculator.

Step 3: Shop wisely: Condo? Single-family home? A fixer-upper or new construction? Once you know how much you can afford, determining your housing needs - and selecting a qualified real estate professional - before you start looking, will help make finding your perfect home much less time-consuming. In addition to being able to answer any questions that come up during the process, a real estate professional will work on your behalf to pre-screen houses and guide you through negotiations.

Step 4: Pick your perfect match: According to the survey, acquiring a mortgage and making a down payment is the most preferred method of payment for those who intend to own a home. With the variety of mortgage products that exists today, it's essential you choose the right one for your needs. How long do you plan on living in this house? Do you plan on making improvements to the home? Answering these types of questions will help you hone in on your financial strategy. Finding the right mortgage is about more than a rate and terms - it's about finding the right financial partner. Don't get led down the wrong path by choosing a bank that doesn't provide flexible options. Look for a bank that offers a hassle-free mortgage guarantee to ensure your first home purchase is as smooth and worry-free as possible.

Step 5: Sign on the dotted line: Once your home has been inspected, your contingencies have been met and your mortgage has been approved, it's time to close the deal. In most cases, a closing officer and your attorney will be present during closing. As the buyer, you should make sure to bring a binder for homeowner's insurance (document proving you have adequate homeowner's insurance), a paid receipt for the first year's premium and a certified or cashier's check for your down payment and closing costs. Before the closing begins, review your mortgage, mortgage note and settlement statement documents to ensure there are no errors or red flags. Remember to ask questions during the closing, as the closing officer is there to help.

After you've signed all documents and paid your closing costs and down payment, the closing is finished. Congratulations and enjoy your new home.

Many locals rejoiced when Jerry's Cajun Cafe re-opened as the anchor restaurant for Downtown Pensacola's al Fresco in early May 2013.  (Jerry's Cajun Cafe, a once popular Pensacola restaurant, caught on fire and closed years ago!)   • Z Taco Fresh Mex- Don't expect to find a ground beef taco on the menu here. Z Taco offers gourmet tacos with mahi mahi, pork, shrimp, and chicken.  Try "The Gringo" vegetarian taco made with fried avocado. They also make homemade salsas and guacamole daily. In addition to tacos, make sure to sample their nachos and burritos.

  • Green House Vegan Restaurant- This restaurant caters to the health conscious with a full vegan menu of juices, smoothies, wraps, and more. We are happy to see this genre of restaurant slowly growing in our area. 
Al Fresco is open for lunch and dinner. Al Fresco Hours are currently as follows: open Monday- Thursday from 10:30 to 9pm, Friday & Saturday from 10:30- 11pm, and Sunday from 11 am to 9pm. The average cost for a delicious Al Fresco lunch or dinner is approximately $10

A parent's guide to taking a summer travel adventure without leaving home

That is the question heard in school hallways and cafeterias at the start of every new school year. While the standard answers of "I visited my grandparents" or "I went to sleep away camp" circulate, imagine if your child excitedly responded "I explored the Australian Outback, designed traditional tango dresses in Argentina and learned the art of Irish dance in Ireland." Better yet, imagine if your child learned all of this without having to go on an expensive and time-consuming international trip.
Summer is often associated with learning loss, and parents also express difficulty finding productive activities for their children to do during the summer months. So, rather than allow this break from learning, turn this time into a learning opportunity to broaden your child's global mindset.

Utilize summer to immerse kids in cultural, educational activities at home without the pressure of grades or busy after school activities.
"Exposing kids to different regions, traditions and wildlife around the world is so important because children hold the future of our planet in their hands," says Mireya Mayor, a mother of four and an explorer and wildlife correspondent for National Geographic. "As a mom, I want to encourage children to respect different cultures, love the planet and protect its wonderful attributes so it can be enjoyed for many generations to come, and the only way to love something is to know it."
Making learning fun and exciting is the best way to inspire kids and teach them to appreciate all the world has to offer, recommends Mayor. She has several easy tips for parents to "travel the world" from home with their families:
1. Incorporate travel into playtime
Travel-themed toys and games are a great way to pique kids' interests in different regions around the world. andnbsp;One example is the Barbie Collector Dolls of the World collection. andnbsp;With dolls from Ireland, China, Argentina, Australia, India, Mexico, Chile and Holland, and correlating activities available at, girls can be easily transported to almost every part of the world. While girls are having fun and enjoying playtime, they are also learning about each distinct destination. andnbsp;These worldly dolls can be found at Target, Walmart, Kmart and Toys R Us.
2. Host a monthly family "international dinner" night
Serve traditional dishes from other countries one night a month, selecting a new country each time. Have each member of the family read a note card to share a "fun fact" about the region and translate a word from the local language.
3. Tell stories
In Mayor's own book "Pink Boots and a Machete," she shares stories of her adventures, scientific discovery and world travel. By sharing photos and mementos of their own personal travel stories, parents can expose their children to the idea of new places and spur an interest in experiencing all the world has to offer.
4. Map it out
Mayor suggests displaying a wall map or globe in the main living area of the home so that kids are continually exposed to world geography and that travel is a continued topic of conversation. Parents can mark places the family has visited, as well as places they want to visit. This will help kids understand that there are never-ending opportunities to learn and explore new places.
Summer is the perfect time to inspire your child and expose them to the world beyond their backyard. Just by having fun "traveling" with your family, you will not only be combating detrimental learning loss but also creating long-lasting memories.
