The New Landlord: Photographing your Rental

The New Landlord: Photographing your Rental Home.
Our marketing director gives a few tips on successful online rental property marketing.

Pensacola FL Property Management
Advertising your home properly will increase your annual rental income
Without a proper marketing strategy for your rental home, vacancy time can be one of your most costly expenses. The classic rental investment strategy includes a buffer of up to 10% of your gross rental income to be set aside for vacancy costs. For example- if your home rents for $1,000 per month, this could be up to (or more than) $1,200 per year in vacancy costs.

Of course, your mortgage doesn't stop when your tenants vacate. Your best course of action is to begin advertising your home at least 30 days prior to the vacancy.

Proper Lighting can make
or break a photo!
A huge majority of our Pensacola area renters and buyers first find their new home online. If you want prospects to be drawn in to your home over others (I think it’s safe to say we all do), taking plenty of attractive photos of your home is the first step in developing a successful marketing plan.

Top Photo Mistakes
We recently read an article from Trulia that gives us a look at a few top errors that could portray your property in a bad light. Here's a summary of the top 4 photo mistakes their experts see with examples.
1. Having one photo or no photos at all leave the prospect uneasy. Technology has advanced far too much for this! Renters will skip over your home and move on to the next.

2. Improperly using light to showcase your photos can totally change the way it's interpreted
3. Missing pictures of any or all of the following leave people wondering and unsure: Bathrooms, Closets, Kitchens, Outdoor living spaces, Unique add-ons.
Cluttered rooms shouldn't be advertised
4. Not having rooms cleared out before you snap your photos may make the home appear chaotic which reflects bad on the owner/property manager.  See the dining room picture for example- This beautiful $1,200 home features awesome hardwood floors and an open floor plan. But you can't look past the random boxes and clutter to see that.
Marketing your home properly can either make you (or cost you) income!  While pictures are only one part of the process, they are certainly vital to successful advertising.
The new Landlord: Photographing your rental home
Don't let this happen to your home!

At Realty Masters, we list our Pensacola rental homes with a comprehensive online marketing plan for each home with 20+ photos of each home. Our homes rent, on average, in less than 30 days from the date of posting. In the past 60 days, we have rented 70 homes which makes us the #1 leasing company in Escambia and Santa Rosa county. If you or someone you know is having trouble renting your home or you just want a helping hand call the experts at Realty Masters! (850) 473-3983.

Five basic steps to making a house your home

Five%20basic%20steps%20to%20making%20a%20house%20your%20home Owning a home remains a key element of the American Dream. In fact, a recent survey by TD Bank revealed that 84 percent of young renters (ages 18 to 34) intend to buy a home in the future. While it is exciting, home buying can be overwhelming and complicated if you don't have a general knowledge of the process.

Equipping yourself with the right tools will allow you to navigate the complexities of the home-buying process. Here are five helpful steps to follow on your way to homeownership.

Step 1: Learn the home-buying ABCs: Build your homeownership knowledge by participating in a first-time homebuyer class at a local non-profit agency in your community to answer any questions you may have. Staying well-informed will help you feel confident and in control of this major financial decision and nip any initial questions in the bud.

Step 2: Get out your calculator: Owning a home requires a large investment of time, energy and money, so make sure you are careful when making the decision to buy. If you're like 43 percent of survey respondents, staying within budget is the top consideration. It is important to determine how much you can afford - you don't want to fall in love with a house out of your reach. When applying for a mortgage, the bank will assess your debt to income ratio. By looking at your income and current monthly debts, you can determine your ideal monthly payment. From there, you'll be able to narrow the focus of your house search to homes in your price range. Be sure to include down payments and other upfront costs in your calculations.

A few free, helpful online tools can help you determine just how much you could potentially afford. For example, visit TDBank.com and check out its mortgage calculator.

Step 3: Shop wisely: Condo? Single-family home? A fixer-upper or new construction? Once you know how much you can afford, determining your housing needs - and selecting a qualified real estate professional - before you start looking, will help make finding your perfect home much less time-consuming. In addition to being able to answer any questions that come up during the process, a real estate professional will work on your behalf to pre-screen houses and guide you through negotiations.

Step 4: Pick your perfect match: According to the survey, acquiring a mortgage and making a down payment is the most preferred method of payment for those who intend to own a home. With the variety of mortgage products that exists today, it's essential you choose the right one for your needs. How long do you plan on living in this house? Do you plan on making improvements to the home? Answering these types of questions will help you hone in on your financial strategy. Finding the right mortgage is about more than a rate and terms - it's about finding the right financial partner. Don't get led down the wrong path by choosing a bank that doesn't provide flexible options. Look for a bank that offers a hassle-free mortgage guarantee to ensure your first home purchase is as smooth and worry-free as possible.

"As a portfolio lender, we are able to set our own lending guidelines and interest rates," says Michael Copley, executive vice president for retail lending at TD Bank. "This allows us to provide our customers with the most adjustable and affordable financing options to suit their borrowing needs."

Step 5: Sign on the dotted line: Once your home has been inspected, your contingencies have been met and your mortgage has been approved, it's time to close the deal. In most cases, a closing officer and your attorney will be present during closing. As the buyer, you should make sure to bring a binder for homeowner's insurance (document proving you have adequate homeowner's insurance), a paid receipt for the first year's premium and a certified or cashier's check for your down payment and closing costs. Before the closing begins, review your mortgage, mortgage note and settlement statement documents to ensure there are no errors or red flags. Remember to ask questions during the closing, as the closing officer is there to help.

After you've signed all documents and paid your closing costs and down payment, the closing is finished. Congratulations and enjoy your new home.

Considering a pool, spa or hot tub? What you should know before you hire a contractor

Considering%20a%20pool%2C%20spa%20or%20hot%20tub%3F%20What%20you%20should%20know%20before%20you%20hire%20a%20contractor Does your dream backyard include a lush lawn, lovely landscaping and - at the heart of the action - a pool, spa or hot tub? If so, you're not alone, and this might be your year to turn that dream into reality.

A recent survey by the Association of Pool & Spa Professionals (APSP) found that 82 percent of homeowners said they would use their backyard more if they had a pool, spa or hot tub. Nearly as many believe that adding one of those features would turn their backyard into an everyday vacation spot. The good news is that the right APSP certified professional can help make that backyard dream achievable and affordable.
"Owning a pool, spa or hot tub is less expensive than you may think," says Bill Weber, APSP president and CEO. "Advances in technology have improved ease of operation and energy efficiency making the backyard pool, spa and hot tub experience within reach of more homeowners than ever before."
If you've been dreaming of a pool, spa or hot tub, this is your year to make it happen. APSP offers insider tips to use when you call that special contractor to do the job.
* Experience - Experience is more than just the number of years someone's been in business. Does the contractor you're considering have experience building pools or installing hot tubs in backyard environments similar to yours? Ask to see samples of past work and look for yards with conditions similar to yours, especially if your home or yard has unique challenges like slopes or drainage issues.
Considering%20a%20pool%2C%20spa%20or%20hot%20tub%3F%20What%20you%20should%20know%20before%20you%20hire%20a%20contractor * Cost - Has the contractor considered all factors in the cost estimate? Keep in mind factors that influence price go beyond just the size and shape of the installation; your contractor should also consider the quality of the materials, design, construction and installation time, durability and warranties into your cost estimate.
* Safety - Safety is a key concern for pool, spa and hot tub owners. Is your contractor bonded, insured and versed in all applicable installation/building regulations and standards for your state and community? Does he or she understand any unique safety concerns you may have, such as the presence of a special needs child in the home or a high-traffic corner lot where your pool may be an attractive temptation to neighborhood children?
* Vision - Does your contractor understand your vision for your backyard pool, spa or hot tub and can he or she help make it as cost-effective as possible? Your contractor should be able to advise you on the best location for your new pool, spa or hot tub, and provide you with sketches or even a video of your yard to help you envision the customized finished product.
* Education and professionalism - Does your contractor participate in continuing education to stay abreast of the newest technologies, efficiencies and design trends in the industry?
* Professional certification - Is the contractor you're considering an APSP certified professional? Contractors who achieve the APSP certification have proven knowledge of design and construction, are committed to continuing education to maintain their certification, and adhere to a stringent code of ethics.

To find an APSP certified professional in your area, visit www.APSP.org/memberlocator.

Outdoor gear that performs year-round

Outdoor%20gear%20that%20performs%20year-round Rugged camping gear is no longer just for adventurers and niche outdoor sports. High-tech or activity-specific outdoor products are gaining popularity because they also come in handy every day and around the house.

"As it turns out, the durability and dependability of gear needed on remote hikes or climbs has many outdoor lovers reaching for those same items around the home," says gifts.com editor Dan Tower, who specializes in sharing gift ideas catered to specific occasions and recipients.

Tower identified the following durable gear, as camping season approaches, for its versatility across a variety of settings.

Water, water everywhere

It wasn't long ago that water bottles were strictly for camping. Now people enjoy having water within arm's reach at all times. Whether it's a need to stay hydrated or just the eco-sensible peace of mind gained by avoiding single use containers, a go-to water bottle has become a ubiquitous personal accessory.

Liberty Bottleworks make gorgeous, 100 percent BPA-free water bottles showcasing artwork sourced from emerging graphic artists. Arguably though, the best part is the bottles are the only American-made metal water bottles available, with production in Yakima, Wash. Plus, they're made from 100 percent recycled aluminum that's tough enough to pack for the jungle or urban jungle.

Let there be light

A headlamp may seem exclusive to adrenaline-pumping activities like rock climbing, caving and hiking at night, but this hands-free lighting source can be incredibly beneficial in a power outage, when changing a tire at night or more common activities like an evening bike ride.

The Energizer Micro Sport Headlight from Energizer is a new headlamp that offers a helpful, hands-free lighting source. While biking and running enthusiasts will especially appreciate its lightweight and slim profile, the headlight is similarly tailored for everyday activities like taking the dog for an evening walk. With a white spot light in the front and a red flashing light in the back, streets and sidewalks will be clearly illuminated, but more importantly, others will be able to see you.

Be my guest

The Pakmat Airbed is another great outdoor must-have that comes in handy all year. One of its most attractive attributes is that, when not in use, it is stored in a small canister. This benefit is obvious when backpacking and camping, but is also an advantage for apartment dwellers who don't have ample storage space or a guest room, and want to easily accommodate an overnight guest.

Part sleeping pad and part inflatable bed, the Pakmat is a self-contained air mattress that needs no electricity to inflate. Its container also doubles as the pump that inflates it and makes it sleep-ready. When the the slumber party is over, the Pakmat rolls back up into its canister, ready for the next adventure.

Just in case

There's a smartphone case that's tough enough to weather nature's nastiest elements, which will also assure parents their phones will be safer in the hands of young kids. The LifeProof Case takes gadget protection to an exciting new level. In addition to making your iPhone shockproof, the LifeProof case is also waterproof (and dirtproof and snowproof). Taking your iPhone up to 6 feet under water opens up a whole new world of picture- and video-taking possibilities - whether that's on your next kayaking adventure or at a backyard pool. Outdoor gear has numerous uses outside of campgrounds and state parks. As spring starts to do its thing, many outdoor enthusiasts on the lookout for the latest gear should also consider the year-round benefits of their purchases.

Food carts offer "fun urban dining" in Downtown Pensacola~

Many locals rejoiced when Jerry's Cajun Cafe re-opened as the anchor restaurant for Downtown Pensacola's al Fresco in early May 2013.  (Jerry's Cajun Cafe, a once popular Pensacola restaurant, caught on fire and closed years ago!) Along with Jerry's Cajun Cafe, four air stream food carts opened to form the newest, most popular Downtown Pensacola lunch spot: Al Fresco ~ Fresh Air Dining.

Al Fresco is located at 501 South Palafox St., Pensacola, FL 32502 on the corner of Palafox St. and Main St.  It's a perfect place to enjoy a meal, glass of wine, or even a beer with the Florida sunshine.

The quality of food at Al Fresco is refreshing, and the variety offered at Al Fresco is the best in Downtown Pensacola.

This is a perfect place to enjoy a quick dinner before a baseball game, a relaxing lunch after a bike ride, or even a late night snack after a long day at work.  Can't decide what your in the mood for? Al fresco offers something for everyone.

In addition to tacos, make sure to sample their nachos and burritos.

  • Green House Vegan Restaurant- This restaurant caters to the health conscious with a full vegan menu of juices, smoothies, wraps, and more. We are happy to see this genre of restaurant slowly growing in our area.
Al Fresco is open for lunch and dinner. Al Fresco Hours are currently as follows: open Monday- Thursday from 10:30 to 9pm, Friday & Saturday from 10:30- 11pm, and Sunday from 11 am to 9pm. The average cost for a delicious Al Fresco lunch or dinner is approximately $10

Just before the lunch crowd as Al Fresco opens for the day!

A parent's guide to taking a summer travel adventure without leaving home

A%20parent%27s%20guide%20to%20taking%20a%20summer%20travel%20adventure%20without%20leaving%20home"Did you go anywhere over summer vacation?"

That is the question heard in school hallways and cafeterias at the start of every new school year. While the standard answers of "I visited my grandparents" or "I went to sleep away camp" circulate, imagine if your child excitedly responded "I explored the Australian Outback, designed traditional tango dresses in Argentina and learned the art of Irish dance in Ireland." Better yet, imagine if your child learned all of this without having to go on an expensive and time-consuming international trip.

Summer is often associated with learning loss, and parents also express difficulty finding productive activities for their children to do during the summer months. So, rather than allow this break from learning, turn this time into a learning opportunity to broaden your child's global mindset.

Utilize summer to immerse kids in cultural, educational activities at home without the pressure of grades or busy after school activities.

"Exposing kids to different regions, traditions and wildlife around the world is so important because children hold the future of our planet in their hands," says Mireya Mayor, a mother of four and an explorer and wildlife correspondent for National Geographic. "As a mom, I want to encourage children to respect different cultures, love the planet and protect its wonderful attributes so it can be enjoyed for many generations to come, and the only way to love something is to know it."

Making learning fun and exciting is the best way to inspire kids and teach them to appreciate all the world has to offer, recommends Mayor. She has several easy tips for parents to "travel the world" from home with their families:

1. Incorporate travel into playtime
Travel-themed toys and games are a great way to pique kids' interests in different regions around the world. andnbsp; One example is the Barbie Collector Dolls of the World collection. andnbsp; With dolls from Ireland, China, Argentina, Australia, India, Mexico, Chile and Holland, and correlating activities available at Barbie.com/dolls-of-the-world, girls can be easily transported to almost every part of the world. While girls are having fun and enjoying playtime, they are also learning about each distinct destination. andnbsp; These worldly dolls can be found at Target, Walmart, Kmart and Toys R Us.

2. Host a monthly family "international dinner" night
Serve traditional dishes from other countries one night a month, selecting a new country each time. Have each member of the family read a note card to share a "fun fact" about the region and translate a word from the local language.

3. Tell stories
In Mayor's own book "Pink Boots and a Machete," she shares stories of her adventures, scientific discovery and world travel. By sharing photos and mementos of their own personal travel stories, parents can expose their children to the idea of new places and spur an interest in experiencing all the world has to offer.

4. Map it out
Mayor suggests displaying a wall map or globe in the main living area of the home so that kids are continually exposed to world geography and that travel is a continued topic of conversation. Parents can mark places the family has visited, as well as places they want to visit. This will help kids understand that there are never-ending opportunities to learn and explore new places.

Summer is the perfect time to inspire your child and expose them to the world beyond their backyard. Just by having fun "traveling" with your family, you will not only be combating detrimental learning loss but also creating long-lasting memories. Applying Mireya Mayor's easy at-home tips can give your child knowledge of the world they will have for life.
